Job Goal: Perform maintenance, repair, adjustment, monitoring, operation and assist in the installation of all District building mechanical and controls systems. Assists in their maintenance and repair including swimming pools, mechanical, electrical, plumbing, carpentry and other related building items.

Job Qualifications:
  1. Must possess High School Diploma or Equivalent.
  2. Five years of experience in building and plant maintenance work, which must include two other building trades: electrical, plumbing, building systems, or any equivalent combination of experience and training.
  3. Ability to read and use blue prints for all new renovation and repair of building systems.
  4. Working knowledge of repair and operation of all building systems, e.g. plumbing, electrical and building systems/controls.
  5. Possess a stable work history, strong work ethic, positive attitude, and good interpersonal skills.
  6. Demonstrated ability to troubleshoot, coordinate, use good judgment, work independently and as part of a team, and follow through on assigned task.
  7. Demonstrated ability to lead the layout of major and complex maintenance projects involving staff.
  8. Able to perform physical activities such as daily motion activity, frequent lifting, carrying, pushing, pulling, climbing, and extensive hand coordination and movements.
  9. Able to work in closed spaces, in crawl spaces, heights, and in a dust-laden atmosphere of cold winter or hot summer.
  10. Must have a current driver's license and operate any assigned District vehicles.

Essential Functions:
  1. Use as-built documents (blue prints, design specifications, and manufacturer's recommendations) to analyze and ascertain the configuration of building systems components to ensure proper maintenance repair and operation.
  2. Operates and maintains all building systems in accordance to specifications.
  3. Performs routine preventive and general maintenance of all mechanical systems.
  4. Diagnoses, records and reports all building system malfunction, faults, deficiencies, and other unusual occurrences, as well as the time and material expended on work orders.
  5. Performs and assists with any duties associated with building or pool spaces and participates in any repairs and maintenance as directed.
  6. Performs regular inspections of all building systems, and generates work orders to address all deficiencies in need of correction.
  7. Assists with training employees in their duties and responsibilities to maximize effectiveness while meeting standards.
  8. Complies with all applicable safety standards, Board and Departmental policies.
  9. Completes special or cyclical projects and additional tasks that reflect the nature of actual work assignment.
