Job Description

The Maintenance Supervisor for University Facilities ensures the proper functioning, safety, and upkeep of campus buildings and facilities. This individual will oversee a team of maintenance technicians and coordinate various tasks related to HVAC, plumbing, electrical systems, carpentry, painting, lock & keys, and general repairs. The Maintenance Supervisor will also manage work orders, prioritize tasks, and ensure that maintenance operations are conducted efficiently and effectively. Coordinating an on-call schedule within the maintenance team. This is a fulltime position.

Responsibilities:

* Lead, train, and supervise a team of maintenance technicians.
* Delegate tasks and responsibilities to ensure timely completion of work orders.
* Provide guidance, support, and performance feedback to team members.
* Foster a culture of safety, professionalism, and accountability within the maintenance crew.
* Oversee and participate in the maintenance, repair, and installation of HVAC, plumbing, electrical, carpentry, and painting systems.
* Conduct regular inspections of campus facilities to identify maintenance needs and safety concerns.
* Coordinate with vendors and contractors for specialized repairs and services when necessary.
* Ensure compliance with building codes, regulations, and university policies.
* Receive, prioritize, and assign work orders for maintenance tasks.
* Maintain accurate records of work orders, repairs, and maintenance activities.
* Track and monitor the progress of ongoing maintenance projects.
* Evaluate and adjust maintenance schedules based on urgency and workload.
* Assist in the development of maintenance budgets and expenditure forecasts.
* Monitor expenses, identify cost-saving opportunities, and adhere to budgetary constraints.
* Procure necessary materials, tools, and equipment for maintenance projects.
* Inventory accountability management and re-ordering regarding items often used throughout the University.
* Optimize resource allocation to maximize efficiency and productivity.
* Respond promptly to emergency maintenance requests, including after-hours and weekends. (Scheduling on-call rotation within the maintenance team)
* Assess situations, troubleshoot problems, and implement appropriate solutions.
* Coordinate emergency repairs and ensure minimal disruption to campus operations.
* Liaise with university departments, faculty, staff, and students to address maintenance-related concerns.
* Communicate effectively with stakeholders regarding maintenance schedules, project updates, and safety protocols.
* Collaborate with facilities management teams to develop long-term maintenance plans and strategies.
* Collaborate effectively with other Physical Plant supervisors regarding events, workorders, emergencies

Qualifications:

* Bachelor's degree in Facilities Management, Engineering, or related field (preferred).
* Proven experience in maintenance supervision, preferably in an educational or institutional setting coupled with at least 5-7 years of experience will be considered in place of a bachelor's degree.
* Strong technical knowledge of HVAC, plumbing, electrical, carpentry, and painting, keys & locks - specifically BEST systems.
* Familiarity with building codes, regulations, and safety standards. Including elevator inspection, fire system inspections, boiler inspections and other mechanical related inspections regarding safety and security of the University.
* Working and operational knowledge of utilities including electric, water, natural gas, communications.
* Excellent leadership, communication, and interpersonal skills.
* Ability to prioritize tasks, manage time efficiently, and adapt to changing priorities.
* Proficiency in computerized maintenance management systems (CMMS) and Microsoft Office suite.
* Valid driver's license and ability to operate maintenance equipment as needed. Including lifts for height, lifts for moving items, using trailers for transport items.
* Other duties assigned by administrator to meet the needs of the University.
