Summary of Job Duties:

* Installs all new HVAC systems (i.e., cooling towers, AC units, air compressors, ice machines); during renovations projects, performs HVAC duties requiring a building permit; tunes-up boiler (i.e., sets combustion rates).
* Interprets blueprints to determine materials, equipment and methods used for HVAC projects.
* Provides secondary response to tenant complaints regarding building automation systems (BAS), which includes HVAC, lighting, and fire alarm/suppression system; performs refrigerant recovery, which includes removal and installation; excavates and recharges refrigerant systems; performs preventive maintenance and calibrations services on large commercial heating, ventilation, and air conditioning components (e.g., valve dampers, Variable Air Volume boxes, fan controls, actuators, temperature and humidity sensors, pressure transducers, etc.); maintains and repairs heating, ventilating, temperature controls and air conditioning systems; performs scheduled maintenance in accordance with manufacturer's specifications on all systems components; repairs, rebuilds and/or replaces HVAC components; monitors system performances on computer, and maintains backup data and program files; records data for EPA purposes; gathers and presents trend data; acts as lead worker.
* Installs, maintains and performs preventative maintenance on chiller (e.g, chiller controls, retrofit, upgrades, tube repair, oil pressures, flow rates, motor starters, etc.); monitors chloro-fluro-carbons (evacuating or adding) as needed and records data for EPA purposes.
* Demonstrates regular and predictable attendance.

Requirements:

* Five (5) years paid full-time journeyman-level experience in the operation and maintenance of HVAC equipment and controls
* two (2) year educational program in HVAC at a technical institute or college may be substituted for two (2) of the five (5) required years of experience
* Chlorofluorocarbon (C.F.C.) Training and certification required
* Valid driver's license issued by the state of residency.
* Required to participate in and adhere to all compulsory safety training and safety procedures provided by the County

Hazardous Working Conditions:

* Lift up to 50 lbs without material handling device. Ability to use and wear personal protective equipment: half-face respirators/dust mask, safety glasses, body harness for fall protection, arc flash clothing level two protection (hard hat, Class 2 gloves/leather, face shield, neck protector, coveralls), fire rated long sleeve shirts, earplugs/muffs and hand protection. May work outdoors in cold or hot weather, or in buildings that are uncomfortable because air-conditioning or heating equipment is broken. May also be required to work in awkward or cramped positions, and sometimes at elevated heights; must wear appropriate safety equipment when handling refrigerants because contact can cause skin damage, frostbite or blindness. When working in tight spaces, inhalation of refrigerant is a possible hazard.

Position Specific Qualifications

* Meet maximum weight requirements for ladders, personal fall protection equipment, and aerial lifts. Maximum lbs. include man and tools. Type 1A "Extra Heavy Duty Industrial Ladder" - maximum capacity of 300 lbs. Type 1AA "Special Duty Industrial Ladder" - maximum capacity of 375 lbs. Most personnel fall arrest equipment (full-body harness & lanyards) is labeled with a capacity limit of 310 lbs. Single Man Lifts - 300-350 lbs.
