Assistant Construction Manager

Opportunity Summary:

TheAssistant Construction Manager, reporting directly to the Project Lead, directs and supervises all trades and suppliers performing contracted work in an area of work designated by the Project Lead. TheAssistant Construction Manager, in coordination with the complete project team, is responsible for creating schedules and managing the flow of work to achieve the project schedule. TheConstruction Manager manages the jobsite workforce to ensure compliance with project schedule, budget, and quality standards.

Responsibilities:

  • Participate and support the creation of project schedules, budgets, scopes of work for the Project.
  • Participate in and support as directed by the Project Lead, weekly schedule coordination meetings with all subcontractor foremen to outline requirements of work completion, and other issues as may be required including but not limited to manpower requirements, interference coordination, inspections, and sequence of work. Distribute three-week look ahead schedules and communicate schedule requirements with all subcontractors.
  • Walk, inspect, and produce corrective punch lists for all areas of work as designated by Project Lead. This work with be performed a minimum of twice daily.
  • Understand and ensure compliance with all contract documents and how they relate to performance of subcontracted work, material supplier agreements or professional services agreements. Including scopes of work, quality standards, schedule requirements, formal and informal notice requirements, and other items necessary to ensure commitments are met.
  • Promptly notify project team of schedule and performance issues, develop, and implement corrective plans to maintain budgets, schedule, and quality of work.
  • Document daily job reporting according to company SOPs to include manpower counts, weather conditions, activities performed, and material deliveries.
  • Ensure compliance with the company safety program as outlined in the Company Safety manual and provide safety and accident reporting as required.
  • Inspect and maintain a clean jobsite including both inside of homes under construction and overall jobsite. Communicate with appropriate members of the project team if there are repeat offenders.
  • Initiate RFI's to address issues with interpretation of plans and specifications, missing information, incorrect details, incomplete information, and other issues that require the direction of the Architect and Engineers. Ensure that corrective information is shared with the complete project team and scopes of work are adjusted accordingly.
  • Through daily communications, notify subcontractors and material suppliers in advance to assure materials are delivered promptly and subcontractors maintain production schedules.
  • Proactively identify and solve problems affecting schedules, budget, and quality. Ensure all actions are communicated to Project Lead and coordinated with complete project team.
  • Ensure proper coordination and scheduling of all inspections with local and state officials having jurisdiction over the project.
  • Responsible for quality control for work and its adherence to the construction documents, and project requirements.
  • Maintain a neat and professional office space and appearance, presenting a professional image consistently.
  • Maintains a professional and cooperative relationship with the architect, engineers, subcontractors, materials suppliers, town officials and the client.
  • Maintain on site project files for work scopes, submittals, RFI's, bulletins, drawing logs, sketches, and as-built drawings.

Requirements:

  • Must be capable of reading and understanding plans and specifications and be knowledgeable about construction methods, materials, and regulations.
  • Should be flexible and work effectively in a fast-paced environment.
  • Must be decisive and work well under pressure, particularly when faced with unexpected occurrences or delays.
  • The ability to coordinate multiple activities at once.
  • Must have good oral and written communication skills.
  • Must establish a good working relationship.
  • Periodic travel may be required as directed by Project Lead or others to support project execution, training, or other development needs.
  • Project team will be required on site when any trades are working, or material deliveries are scheduled.
  • 10-hour OSHA training required; 30 hours preferred
