RESPONSIBILITIES

* Analyze, Plan, and Perform Preventive Maintenance of HVAC System throughout the facility
* Plan shutdowns for maintenance and repair pumps including chill water, heating water and condensation pumps.
* Troubleshoot, repair and make modifications to HVAC System
* Adhere to all city, state, and federal regulatory statues
* Maintain maintenance records as required by City, State, and EPA regulations
* Order and maintain recommended parts and or supplies needed to repair and maintain HVAC Equipment
* Manage relationship with all major vendor accounts
* Properly maintain and safeguard facility assets.
* Respond to all HVAC related Maintenance calls in Production
* Maintain all equipment to the highest possible standards.
* Perform scheduled PM's of related equipment throughout the Production areas.
* Assist Production employees during machine changeovers when needed.
* Maintain a clean and safe work environment with consideration of all those who may be working in the same area.
* Document routine PM's in the proper Log Book.
* Assist Maintenance Manager is scheduling, implementing, and revising PM routines.
* Assist with Capital improvement projects as needed.
* Enter Maintenance Data in CMMS program.
* Perform minor Fabrication Duties where needed.
* Assist Maintenance Manager with Shop inventory control.
* Assist with continual updating of PM program to the equipment's specific needs.
* Identify problems and implement solutions.
* Perform Sanitation when required on serviced equipment.
* Follow company safety procedures.
* Responsible for 24 hr. emergency Maintenance service as needed.
* Carry cell phone as required for on-call Maintenance services.
* Maintain HVAC systems to the highest possible standards.
* Must comply with all company Quality, HACCP, GMP, and Food Safety standards
* And other duties as assigned.

SCOPE DATA

This position will ensure that the HVAC equipment in all Production areas are running to the highest mechanical level possible to provide the best work environment for the Production Staff.

WORKING RELATIONSHIP

* The success of this position relies highly on a close working relationship with the Production Staff.
* All managers may submit specific requests for immediate repair service but all work outside of the usual scope should be approved by the Maintenance Supervisor

QUALIFICATIONS REQUIRED

* · Able to read electrical schematics and mechanical blueprints
* · Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals
* · Ability to run copper, stainless steel piping, ProPress and PVC
* · Ability to organize work and meet deadlines.
* · Strong verbal and written communication skills
* · Ability to wire routine reports and correspondence.
* · Ability to add, subtract, multiply, and divide in all unit of measure, using whole numbers, common fractions, and decimals
* · Understands and has mastered the refrigeration cycles to include: identifying components in advanced refrigeration circuits, understanding how each component works, diagnosing and correcting problems in the refrigeration circuit, using manifold gauge set, pressure/temperature chart and temperature measuring devices for routine maintenance and to troubleshoot.
* · Understands refrigeration recovery, evacuation and charging, understands the installation and sizing of refrigerant piping.
* · Understands and has mastered the heating cycle to include: identifying components in heating system, understanding how each component works, diagnosing problems in the heating system using a gas pressure test and other devices for routine maintenance and to troubleshoot and repair.
* · Understands and has mastered electron theory, how electricity travels, AC and DC currents, single phase and three phase circuits, and series and parallel circuits. Ability to read wiring advanced wiring diagrams. Knowledge of Ohms Law. Ability to use multi-meters to read voltage, current and resistance values. Must be able to troubleshoot advanced electrical circuits.
* · Understands and has mastered the fundamentals of temperature and humidity measurement and control in air conditioning units. Understands the process of treating air so as to simultaneously control its temperature, humidity, cleanliness and distribution. Ability to use a psychometric chart to determine the results of mixing air having various properties.
* · Understands and has mastered all types of HVAC systems and how each component within the system operates in conjunction with the other components and how that impacts the overall operations of the system as a whole. These systems include but are not limited to air cooled, water cooled, hot water systems, chilled water systems, VAV systems, steam heating systems and building automation control systems.
* · Knowledge of Windows operating systems
* · Knowledge of Advanced heat load/loss calculations
* · Knowledge of Advanced cooling load calculations
* · Excellent interpersonal skills - team player
* · Hard worker who is a self starter and proactive
* · Great attention to detail
* · Must have basic math skills
* · Ability to lift up to 75 lbs several times a day
* · Time management assertiveness to adjust to specific duties
* · Experience in food related environments
* · Knowledge of all mechanical procedures required for replacing Bearing and Bearing Housings.
* · A general knowledge and understanding of Compressed Air systems and components.
* · Understand the process of Greasing Bearings and other mechanical Motion components.
* · A General knowledge of High-Pressure Steam Systems and the components associated with them.
* · Expert brazing practices and Techniques.
* · Operate Pallet Jack, Aerial Lifts, and Fork Lifts
* · Operate a personal computer and peripherals.
* · A complete understanding of the operation of Hand Tools and Power Tools.
* · Ability to write detailed repair reports as well as good verbal communication.
* · Capable of using Refrigerant inspection and testing equipment.
* · Must have complete knowledge of using an Electrical Multimeter to complete circuit trouble shooting needs.
* · HACCP and GMP training

EXPERIENCE

* 2 - 4 Years of Maintenance Tech experience within a Production environment.
* Knowledge of Advanced Electrical components and their function.
* Previous Mechanical/Electrical training or Certification mandatory.
* Institutional, confectionery, or industrial Maintenance background preferred.
* Certificate in General HVAC operations preferred.
* EPA Universal Certification
* HVAC Certification
* 5-10 years of experience as an HVAC Technician

EDUCATION

* High School Diploma or G.E.D is required
* Post-secondary education and/or a technical trade certificate is an asset.
