Summary: The part-time Cleaner/ Grounds individual is responsible for the overall maintenance and upkeep of the property while promoting company mission, values, and culture, as well as acting with the highest level of ethical decision-making at all times. Essential Functions: 
  • Schedules, coordinates, monitors, and performs all janitorial and outside grounds maintenance at designated site.
  • Documents daily maintenance activity including problems encountered, work completed and status updates.
  • Responsible for trash removal, sweeping, vacuuming, mopping, and wiping down areas.
  • Maintains cleanliness of common areas including hallways, stairways, community rooms and bathrooms daily.
  • Assists with preparing apartments for move in of future tenants as needed.
  • Physically walks and inspects the property and grounds daily and maintains proper cleanliness and curb appeal.
  • Performs snow removal as needed: Operates equipment to perform landscaping duties, including snow removal, both shoveling and snow blowing.
  • Performs errands and transports materials if required by the property.
  • Maintains structural integrity of the buildings by performing exterior maintenance, such as painting, and garbage removal.
  • Performs light janitorial maintenance of buildings and community center.
  • Maintains an adequate inventory of applicable supplies and equipment.
  • Inspects, schedules and/or performs minor and routine maintenance on all janitorial and outdoor equipment as needed.
  • Maintains a preventative maintenance log pertaining to responsibilities.
  • Reports all liability, property incidents, worker injuries, accidents, emergencies, code violations, and legal and compliance directives to appropriate supervisor and/or corporate contact.
 Other Functions:
  •  Performs related duties consistent with the scope and intent of the position.
  • Communicates professionally, respectfully and collaboratively as well as acts with the highest standards of ethical conduct at all times.     
Mental and Physical Demands:
  • Must be willing to contribute to harmonious and professional workplace environment, in which all individuals are treated with respect, supporting and upholding our zero-tolerance policy for harassment, discrimination, retaliation, or other prohibited conduct.
  • Must have excellent communication, interpersonal, customer service, organizational, time management, and verbal and written skills.
  • Must be able to communicate professionally with residents, emergency providers and outside contractors.
  • Must possess mechanical aptitude, skillful use of equipment and tools, and have physical and manual dexterity skills.
  • Must have computer proficiency in Microsoft Office and ability to navigate the Internet.
  • Required use of a personal cell phone.
  • Must possess a valid driver’s license and New York State motor vehicle insurance along with reliable transportation.
  • Must be able to manage a flexible schedule including overtime and be on-call as needed.
  • Must be able to walk, move and transport up to 100 lb. loads, bend, stoop, climb stairs, access, and work in confined spaces as well as at heights in excess of 20 feet and have the mobility required to use ladders.
  • Performs other duties as assigned and commits to promoting company culture, mission and values.

Supervisory Responsibilities:
  • This position does not have any supervisory responsibilities except as may be assigned from time to time.
 Core Competencies/Qualifications:
  • High School Diploma or equivalent required.
  • 3+ years’ multifamily or construction site management preferred.
  • 5+ years’ experience related to carpentry, plumbing, electrical, appliance, HVAC, and building systems preferred
  • Knowledge of USDA, HUD, REAC, DHCR, or other regulatory agency inspections, investors, owners, local fire, city, county, or state inspections preferred.
