We are looking for a caretaker to join our team at The Bluffs If you take pride in maintaining a place for residents to call home, and love to tackle grime, and make things sparkle and shine, then we would love to talk to you more about this opportunity. The caretaker is responsible for performing all caretaker related functions and activities for the properties. This is a full-time position and the duties would require approximately 40 hours of weekly labor.
Caretaker Typical Duties & Schedule:
Daily:
- Walk through every building, cleaning floors and spot vacuuming as needed.
- Empty garbage can and ashtray urns.
- Wipe down glass windows/doors in common areas.
- Wipe down washers and dryers.
- Walk parking lot(s) and grounds, picking up all debris.
- Follow up on all resident concerns and property inquiries.
- Minor building maintenance needs
- As needed, travel for supplies, etc.
- Ensure all rain downspout extensions are connected (spring/summer/fall)
Weekly:
- Vacuum and mop all floors twice per week.
- Inspect all exterior lights.
- Inspect vacant units – make sure everything operates properly and run all faucets/toilets.
- Clean common area rooms – laundry room, fitness center, community room, lobbies, or other gathering spaces. This includes dusting, mopping and vacuuming floors, furniture, and taking out trash.
- Spray weeds in landscape beds and pavement weekly with weed killer (spring/summer/fall).
Resident Turnovers:
- Preform pre-move out inspection walk throughs with vacating resident.
- Perform move-in coordination that includes delivering the following to the new resident: 1) new tenant paperwork; 2) working keys/fobs and 3) property specific instructions.
- Cleaning, light maintenance and contractor coordination for apartment turnovers.
Quarterly:
- Wipe down all common area wood baseboards.
- Wipe down all common area railings, banks of mailboxes, etc.
- Clean behind and under all washers and dryers at buildings with shared laundry.
- Clean all exterior and interior light fixtures to remove any/all dead bugs.
Seasonal:
Fall:
- Operate snowblower to make sure it is in working order for upcoming snowfall.
- Inspect shovels to make sure they are useable.
- Purchase a supply of salt for sidewalks.
- Keep building entrances (and other areas where accumulation occurs) clear of leaves.
- Drain/store all garden hoses.
- Install air conditioner covers (coordinate with supervisor).
Winter:
- Clear sidewalks of snow when one (1) inch has fallen (utilize snowblower at two (2) or more inches).
- If snow falls overnight, sidewalks must be clear by 7:00am.
- Continuously monitor condition of sidewalks to make sure ice does not form.
- Maintain heat at 65 degrees in all vacant units.
- Post signs for snow clean out of parking lot(s) once snow removal contractor has made contact. The goal is twenty-four (24) hour notice.
Spring:
- Prepare snowblower for storage by adding fuel stabilizer to the gas.
- Clean grounds and shrubs of debris that has accumulated over the winter.
- Coordinate the shampooing of corridor carpets with supervisor or vendor.
- Remove air conditioner covers (coordinate with supervisor).
Summer:
- Water as needed. Lawns will probably require irrigation daily or every two (2) days.
- Contract lawn care contractors regarding what day mowing will take place. All sprinklers will have to be removed from the grounds on those days.
- Plant flowers between May 15th and June 1st.
- Pull and spray weeds in landscape areas around the building(s), in cracks of sidewalks, parking lots, around dumpster enclosures, and other similar areas on the property grounds.
Other Responsibilities:
- Maintain stock and supply rooms at the property in neat and organized conditions at all times.
- Update entry list for intercom or mail person on a regular basis as units move in/out.
- Accompany vendors/pest control into occupied units, as requested.
- Post and deliver memos and important information to residents.
- Maintain keys, ensuring at least 1 backup key is kept at all times to units and mailboxes.
- Assist residents with questions or concerns.
- On call responsibilities to assist dealing with emergencies as they arise.
