Seeking a Residential Construction Superintendent to join our team You will oversee and manage our projects in the Saint Petersburg & Pinellas county market. Our projects are a variety of Custom Homes, Specs and Renovations. The candidate should have well seasoned home building experience that can take full control of the production process. This is a great opportunity for the right candidate to take the next step of growing their professional career to the next level.
Responsibilities:
- Planning, scheduling & managing all trade partners from lot preparation to move in ready for each home.
- Schedule and oversee all construction activities to ensure quality measures are performed by all trades.
- Coordinate all inspections with local building department.
- Approve scope of work for payment for each trade partner.
- Each project must be managed with a sense of urgency to complete on time without degrading quality.
- Ensure each home is built according to the architectural plans, structural engineering & specifications.
- Establish expectations with trade partners to maintain high standards of workmanship and inspect daily.
- Implement a quality control environment.
- Monitor, manage & enforce safety at all times
- Schedule and manage all lot preparation, utilities, erosion control, etc... to have projects ready at time of permit issuance.
- Schedule all inspections with City and/or County municipalities and interface with building officials to pass inspections.
- Implement value engineering practices to reduce costs where possible.
- Monitor, manage and update construction schedules daily and keep maintained.
- Occasional punch out items will be needed so candidate must have ability to perform small detailed punch items.
- Represent the company with professionalism, positive problem solving attitude and continual relationship building with trade partners, customers and associates.
- Manage materials to protect from damage and return overages properly.
- Maintain a clean job site.
- Maintain daily logs, to do's list for each project.
Qualifications:
- Must have an A+ attitude to go over, under, around or through to resolve tough issues.
- Minimum 5 years experience directing and managing the building process of single family and multi-family homes.
- A leader who is enthusiastic, motivated, works well with others, has integrity and professionalism.
- Multi-task & prioritization abilities to manage time efficiently and meet deadlines effectively.
- Must have conflict management skills to resolve issues amicably and productively.
- Experience with managing multiple projects while maintaining aggressive cycle times.
- Experience with using home building software to manage the building process.
- Experience with Builder Trend or similar software is a plus.
- Ability to utilize technology such as Outlook, Excel, SharePoint, MS Teams, etc...
- Ability to perform estimating of materials needed for each project.
- Comprehensive understanding of residential construction building science.
- Ability to comprehend architectural plans and structural engineering details.
- Knowledge of current building codes and erosion control requirements.
- Valid FL DL and clean driving record.
- Pass drug test / drug free environment
- Plus - speak fluent Spanish
