Report To: Regional Director or Area Manager

Job Type: Full-Time, On-Site

Schedule: Monday-Friday, 8-hour shifts, and on-call. Some weekend and night shifts may also be required from time to time.

Location: One Location

Job Summary: Responsible for the overall management of an apartment community, including, but not limited to personnel management, strategic planning, financial management, risk management, and outstanding customer service and resident retention programs.

Roles and Responsibilities:

  1. Manage high-quality on-site staff through the implementation of effective recruitment, training, coaching, and development programs.
  2. Effectively perform and document appropriate employee evaluations including, but not limited to, performance reviews, corrective action reviews, and termination paperwork.
  3. Provide training and motivation to leasing staff and ensure group training sessions are conducted as needed.
  4. Direct the entire turn process per company standards.
  5. Effective time management and general organization skills.

Strategic Leasing Management:

  1. Effectively maintain product knowledge of community and competitive communities through consistent evaluation of market conditions and trends. Ensure leasing staff develops similar knowledge.
  2. Effectively show, lease, and move in prospective residents.
  3. Direct efforts to implement sales and marketing plans, which effectively maximize rental income and budgeted occupancy.
  4. Achieve the highest possible net operating income through the implementation of effective cost control and revenue improvement programs; identify trends and recommend appropriate strategies and adjustments.
  5. Develop yearly operating budgets/forecasts. Accurately prepare and convey all operational and financial data to the Regional Director in a timely manner. Be responsive and receptive to owners' needs, goals, and objectives.
  6. Monitor the timely receipt and reconciliation of rent collections and ensure landlord/resident statutes are followed.
  7. Analyze and evaluate monthly financial statements. Write clear and concise variance reports to substantiate the analysis.

Customer Service:

  1. Manage an excellent customer service program.
  2. Manage resident retention and service request follow-up programs.
  3. Monitor an effective preventative maintenance program.
  4. Monitor service request turnaround and ensure the responsiveness of the maintenance staff.
  5. Accurately complete required reports as outlined in the SQ standards as well as additional reports requested by owner and/or supervisor(s).
  6. Perform apartment inspections quarterly as well as prior to move-in and move-out.
  7. Manage property risk effectively by communicating incidents and potential liabilities.
  8. Responsible for the general upkeep and cleaning of the office, clubhouse, and buildings.
  9. Perform other duties as assigned by the supervisor.

Job Requirements

Skills, Experiences, & Qualities

  1. A minimum of two years of property management experience is highly preferred.
  2. A working knowledge of Entrata Software is highly preferred.
  3. A high school diploma or equivalent is highly preferred.
  4. A college degree or extensive experience in property management preferred.
  5. Ability to perform intermediate mathematical functions.
  6. Ability to understand and perform all on-site software functions.
  7. Must have experience with managing a team of people.
  8. Intermediate knowledge of Microsoft and Google platforms.
  9. Verbal and written communication skills.
  10. Create relationships.
  11. Professional and neat appearance.
  12. NAA or lease auditing experience.
  13. Experience effectively managing a property curb appeal.
  14. Must be able to push, pull, lift, carry, or maneuver office products and supplies of up to twenty (20) pounds.
  15. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
  16. Regularly required to stand; walk; reach with hands and arms, and climb stairs, stoop, or squat.

Qualifying requirements

  1. Must be able to pass a background check.
  2. Must be able to pass a General Manager Assessment.
  3. Ability to analyze and evaluate monthly financial statements and develop yearly operating budgets/forecasts.
  4. Excellent verbal and written communication skills.
  5. Must be able to work any of the seven days of the week and overtime hours when requested.
  6. Travel may be required as necessary to attend training and other company functions.
