Position Overview:

The Commercial Project Manager will oversee and manage all aspects of commercial construction projects, from planning and design to execution and closeout. This role requires a strong leader with excellent project management skills, the ability to work with diverse teams, and a deep understanding of commercial construction processes. The successful candidate will ensure projects are completed on time, within budget, and to the highest standards of quality and safety.

Key Responsibilities:

  • Lead the planning, scheduling, and execution of commercial construction projects, ensuring timely delivery and adherence to budget.
  • Coordinate and manage project teams, including subcontractors, architects, engineers, and vendors, ensuring collaboration and effective communication throughout the project lifecycle.
  • Review and approve project plans, specifications, change orders, and submittals to ensure compliance with project requirements.
  • Develop and manage project budgets, including tracking costs, estimating expenses, and ensuring that projects stay within financial parameters.
  • Lead regular project meetings with clients, design teams, subcontractors, and other stakeholders to ensure alignment on goals, milestones, and expectations.
  • Monitor project performance, identify potential risks, and proactively implement solutions to mitigate delays and cost overruns.
  • Ensure compliance with local, state, and federal building codes, safety regulations, and industry best practices.
  • Prepare and review project documentation, including contracts, RFIs (requests for information), change orders, and progress reports.
  • Conduct regular site visits to monitor project progress, quality of work, safety protocols, and adherence to timelines.
  • Ensure that all project deliverables are completed according to specifications, quality standards, and safety guidelines.
  • Manage project close-out, including final inspections, punch lists, and handover of completed projects to clients.
  • Maintain strong client relationships, ensuring satisfaction and addressing any concerns or issues that arise during the project.
  • Mentor and lead junior project managers and other team members, fostering a collaborative and positive work environment.

Qualifications:

  • Bachelor’s degree in Construction Management, Civil Engineering, or a related field.
  • 5+ years of experience managing commercial construction projects, with a strong background in project management and leadership.
  • Proven experience in delivering complex commercial projects on time and within budget.
  • Proficiency with project management software (e.g., Procore, Buildertrend, MS Project) and Microsoft Office Suite.
  • Strong knowledge of construction processes, contracts, building codes, and safety regulations.
  • Excellent leadership, communication, and interpersonal skills, with the ability to manage and motivate teams.
  • Strong problem-solving skills and the ability to adapt to changing project conditions.
  • Exceptional organizational and time management abilities, with a keen attention to detail.
  • Ability to build and maintain relationships with clients, contractors, subcontractors, and vendors.
  • Valid driver’s license and the ability to travel to job sites within the Raleigh area as needed.
