We are currently seeking a skilled and dedicated Superintendent (Live In) to join our team at the North Brunswick Senior Housing community. This position will have one direct report (i.e., Maintenance Assistance/Handy Man). This position has on-call rotation.
Position Overview:
The Superintendent will handle maintenance and repairs for the North Brunswick Senior Housing community. This role is essential to ensuring the safety, comfort, and satisfaction of our residents. The ideal candidate will have a strong background in maintenance, excellent problem-solving skills and interpersonal skills and a commitment to providing exceptional service.
Key Responsibilities:
- Coordinate the daily maintenance activities.
- Conduct timely inspections of the property to identify and address maintenance issues.
- Perform routine and emergency maintenance tasks, including plumbing, electrical, and general repairs.
- Complete work orders and ensure timely completion of all maintenance requests.
- Maintain accurate records of maintenance activities and inventory of supplies.
- Ensure compliance with safety regulations and company policies.
- Assist in the development and implementation of preventive maintenance programs.
- Diret the maintenance assistant.
- Collaborate with the Property Manager, Assistant Property Manager, Project Manager and contractors to address mainteance issues.
Qualifications:
- High school diploma or equivalent; technical or vocational training preferred.
- Minimum of 5 years of experience in maintenance or facilities management, with at least 2 years in a supervisory role.
- Strong knowledge of building systems, including electrical, plumbing, and carpentry.
- Boiler experience and black seal license a plus.
- Excellent leadership and organizational skills.
- Ability to troubleshoot and resolve maintenance issues efficiently.
- Strong communication and interpersonal skills.
- Proficiency in using maintenance management software.
- Valid driver's license and reliable transportation.
- Ability to lift heavy objects and work in various weather conditions.
