SUMMARY:
Under direction of the Facility Manager, supervises and coordinates activities of facility staff, contracted workers, and volunteers engaged in maintaining and repairing physical structures of buildings and maintaining grounds. Must possess all the skills required for Level’s l, II, and III listed below. This position primarily focuses on Potowat clinic but is required to perform oversight and supervisory duties at all locations. This requires travel to satellite clinics as necessary.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
Level I
- Collaborate and oversee maintenance of Potawot Health Village located on a 40-acre site in Arcata, CA., and all Health Stations, a Senior Nutrition site, and other office buildings located at Crescent City, Smith River, Elk Valley, Klamath, Weitchpec, and Eureka. This includes remedial planting, mowing, mulching, weeding, burning, watering, and maintenance.
- Under the direction of the manager, supervise all facilities staff and volunteers. Collaboration shall be with the Traditional Land Management Specialist and/or on-site staff at various clinics.
- Possesses skills required to independently perform:
- Painting and texturing of surfaces.
- Repair, and install clinical furniture including casework, desks, and cabinets.
- Basic plumbing and electrical repairs necessary to respond to facility needs.
- Basis understanding of blueprints and related construction documents.
- Coordinate and assist in Ku' wah-dah-wilth workshops and tours. This entails developing a special understanding of the cultural significance of Potowat, its history, cultural background, and familiarity with our unique surroundings at all our clinic locations.
- Supervise facilities support and assist in set up for special projects including arts and culture, community events on site, and upgrades to special events at all clinical sites (such as HAWC Walk, Harvest Festival, and annual staff events).
- Direct maintenance of all vehicles, tools, equipment and supplies for clinics as required. This includes oversight and repair as necessary. Provisioning of each site may include transport of small equipment, tools or supplies between the various departments and/or clinic locations.
- Be proficient in the use of hand and power tools for construction and landscaping. This includes supervision of their use, adherence, and instruction in setting up equipment, within safety guidelines established by OSHA and local governance (County inspectors and project managers).
- Assist manager with the construction and remodeling of clinic areas. Performs and adheres to all work in accordance with accreditation and compliance standards/guidelines in a safe manner.
- Maintains a professional, organized, clean working environment by following organizational policies, guidelines, and safety standards. Transport trash and waste to disposal areas and recycling stations. Participates in housekeeping during daily operations as necessary or assigned.
- Perform security patrols by company vehicle and/or on foot. Protect property from theft, trespassing, fire, and accidents. Observe and report any unlawful activity to the proper authorities immediately, then follow up with UIHS reporting forms. Collaborate security oversight as requested in manager’s absence.
- Aware of and assists with evening events or classes. Establishes safety precautions for staff in parking areas after hours and at special events. Be available to assist staff in parking areas when late at night.
Level II
- All duties outlined in Level I.
- Develop departmental policy, procedures, and quality improvement activities within the clinic as directed. Attends department meetings and other meetings as assigned by manager.
- Take the lead in directing construction and remodeling projects at all clinics with minimal supervision. This includes on-site decision making and direction of staff in support of construction crews.
- Independently assess and communicate urgency and response needs to manager with clarity. Repair/replace facilities and grounds associated equipment as needed. This would include but not be limited to:
- Lighting systems
- Emergency exit signs
- Emergency exit lights
- Electrical systems
- Plumbing systems
- Septic pumping system
- Mechanical systems
- HVAC systems
- Swimming pool maintenance systems
- Demonstrate the skills to operate independently in construction of office furniture for clinic utilization. Coordinate the storage, installation, and maintenance of same without direct manager involvement.
- Demonstrate effective communication skills required to keep managers up to date on the maintenance and repair efforts at all sites.
- Perform independently yet cohesively with manager when required to provide support services in emergency situations simultaneously at multiple sites.
- Operates Building Management System.
- Perform duties outlined under maintenance without supervision. The equipment includes but is not limited to:
- Electrical equipment and electrical distribution systems including switches, outlets, electrical drives, and controls.
- Mechanical equipment
- HVAC air distribution equipment
- Plumbing systems, including the irrigation systems associated with the facilities.
- Emergency Power Generation and associated equipment.
- Knowledge in landscape, pond & stream maintenance, and water treatment.
- Computer based maintenance program.
SUPERVISORY RESPONSIBILITIES: Under the direction of the Facility Manager, assists with the following:
- Participates in hiring maintenance workers.
- Supervises maintenance workers, volunteers, and contractors.
- Organizes and leads maintenance training including fire drills and safety drills as directed by Manager.
- Sets the shift schedule and assignments.
- Orders tools, supplies, and equipment.
- Responds to maintenance requests from all departments and clinic sites.
- Makes sure projects stay on schedule.
- Leads safety inspections at worksites.
- Evaluates worksites to determine necessary maintenance work.
- Performs maintenance work as needed.
- Escalates issues to management and recommends solutions.
- Ensures the team follows all company policies and procedures.
- Makes sure the team adheres to Occupational Safety and Health Administration (OSHA) safety regulations.

EDUCATION/EXPERIENCE:
Level I
- An associate degree (A.A.) or equivalent from a two-year college or technical school; and two (2) years’ experience in maintenance management; or four (4) years related experience with documented supervisory responsibilities in maintenance or construction management.
Level II
- General Contractor’s license and/or six (6) years’ experience in supervising maintenance and/or construction management.
COMPUTER OPERATIONS
- Computer skills including electronic mail, word processing, spreadsheet, graphics, etc. required. Advanced computer skills and experience with building automation systems and electronic maintenance systems desired.
