Job Description:

The Builder Service Representative is a support role for the field personnel, including builders, trade partners, and vendors, and for the Purchasing Director. In this role, you are responsible for maintaining accurate budgets, and developing strong working relationships with the people you support.

This job description may not encompass the entire scope of this role, as other duties may be assigned by management.

Duties/Responsibilities:

  • Maintain Elevation Budgets per community within your designated cities by reviewing each community's budget.
  • Make any necessary updates based on pricing or material list changes
  • Ensure that the proper Trade Partners are driving the budget cost. Gross profit margin to be no lower than 28% per plan.
  • Ensure budgets are ready for review by the Purchasing Director on the 1st of every month
  • Manage the purchasing functions for all homes under construction.
  • Confirm budget for each home is properly loaded and verified.
  • Complete Mid Build Budget Reviews at Insulation completion.
  • Assist builders with purchasing needs/issues that arise during the build.
  • Create PO's and/or WOs for any change orders that are submitted throughout the build. Communicate those changes with the builder and necessary Trade Partners.
  • Final House Scrub, to be done upon home completion.

Move to TPR

  • Negotiate vendor pricing with Trade Partners/vendors
  • Onboard new Trade Partners/Vendors and ensure all required paperwork is completed and on file.
  • Add Vendor Pricing to the system.
  • Set the Trade Partner up in ITK with any necessary direction for the Trade Partner.

Move to Starts Co

  • Release all POs and WOs for homes within 48 hours of drafting and completing the plans.

Move to Procure

  • Communicate with vendors to confirm long-lead items.

Required Skills/Abilities:

  • Highly organized and detail-oriented.
  • Strong analytical and problem-solving skills.
  • Exceptional communication skills.
  • Strong business acumen and judgment, innate problem-solving skills, and an intense willingness to learn new business processes and technologies.
  • Flexible and adaptable in various situations and interacting with many different personalities.
  • Ability to organize and prioritize tasks, including delegation, when appropriate.
  • Strong ability to read a set of blueprints.
