Position Summary:

The Maintenance Technician is responsible for all safety and maintenance issues that may arise at the Best Western PLUS. They also test the pool/spa to make sure that we maintain all DOH standards. The Maintenance Technician works with contractors to keep the building up to code, and perform all routine preventative maintenance.

Supervises:

This role has no formal supervisor responsibilities.

Essential Functions:

These duties can be performed with or without an accommodation:

  • Determines schedules, sequences, and assignments for work activities, based on work priority, quantity of equipment and skill of personnel.
  • Patrols and monitors work areas and examine tools and equipment in order to detect unsafe conditions or violations of procedures or safety rules.
  • Monitor employees' work levels and reviews work performance.
  • Examines objects, systems, or facilities, and analyzes information to determine needed installations, services, or repairs.
  • Participates in budget preparation and administration, coordinating purchasing and documentation, and monitoring departmental expenditures.
  • Counsels employees about work-related issues and assist employees to correct job-skill deficiencies.
  • Requisition materials and supplies, such as tools, equipment, and replacement parts.
  • Computes estimates and actual costs of factors such as materials, labor, and outside contractors.
  • Interprets specifications, blueprints, and job orders to construct templates and lay out reference points for workers.
  • Conducts or arranges for worker training in safety, repair, and maintenance techniques, operational procedures, or equipment use.
  • Repair or replace defective equipment parts using hand tools and power tools, and reassemble equipment.
  • Perform routine preventive maintenance to ensure that machines continue to run smoothly, building systems operate efficiently, and the physical condition of buildings does not deteriorate.
  • Inspect drives, motors, and belts, check fluid levels, replace filters, and perform other maintenance actions, following checklists.
  • Use tools ranging from common hand and power tools, such as hammers, hoists, saws, drills, and wrenches, to precision measuring instruments and electrical and electronic testing devices.
  • Assemble, install and/or repair wiring, electrical and electronic components, pipe systems and plumbing, machinery, and equipment.
  • Diagnose mechanical problems and determine how to correct them, checking blueprints, repair manuals, and parts catalogs as necessary.
  • Inspect, operate, and test machinery and equipment in order to diagnose machine malfunctions.
  • Record maintenance and repair work performed and the costs of the work.
  • Clean and lubricate shafts, bearings, gears, and other parts of machinery.
  • Dismantle devices to gain access to and remove defective parts, using hoists, cranes, hand tools, and power tools.

Education & Experience:

  • Five to seven years’ experience in a customer-focused, service industry.

Knowledge, Skills & Abilities:

  • Inspecting Equipment, Structures, or Material — Inspecting equipment, structures, or materials to identify the cause of errors or other problems or defects.
  • Performing General Physical Activities — Performing physical activities that require considerable use of your arms and legs and moving your whole body, such as climbing, lifting, balancing, walking, stooping, and handling of materials.
  • Repairing and Maintaining Mechanical Equipment — Servicing, repairing, adjusting, and testing machines, devices, moving parts, and equipment that operate primarily on the basis of mechanical (not electronic) principles.
  • Handling and Moving Objects — Using hands and arms in handling, installing, positioning, and moving materials, and manipulating things.
  • Communicating with Supervisors, Peers, or Subordinates — Providing information to supervisors, co-workers, and subordinates by telephone, in written form, e-mail, or in person.
  • Getting Information — Observing, receiving, and otherwise obtaining information from all relevant sources.
  • Identifying Objects, Actions, and Events — Identifying information by categorizing, estimating, recognizing differences or similarities, and detecting changes in circumstances or events.
  • Making Decisions and Solving Problems — Analyzing information and evaluating results to choose the best solution and solve problems.
  • Controlling Machines and Processes — Using either control mechanisms or direct physical activity to operate machines or processes (not including computers or vehicles).
  • Operating Vehicles, Mechanized Devices, or Equipment — Running, maneuvering, navigating, or driving vehicles or mechanized equipment, such as forklifts, passenger vehicles, aircraft, or water craft.
  • Customer and Personal Service — Knowledge of principles and processes for providing customer and personal services. This includes customer needs assessment, meeting quality standards for services, and evaluation of customer satisfaction. All employees are expected to provide a High Hospitality Standard in Customer Service. Employees are responsible for correcting and reporting all situations that could adversely affect the customer’s experience. Examples of this would be picking up garbage, cigarette butts, shoveling up snow from sidewalks, etc.

  • This role routinely is exposed to both a standard office equipment and external work environment. Must be able to work in hot, humid, raining, cold windy conditions. Exposure to different types of chemicals allergens such as dust, pollen, mold, etc.
  • While performing the duties of this job, the employee is regularly required to use their hands in a repetitive motion, reaching, grasping, rotating, bending, walking, squatting, standing, climbing and lifting in excess of 50 pounds.
