Job Summary

The Portfolio Leasing Agent is an experienced property management leasing professional with residential leasing experience. They should have a track record of success, possess skills in optimizing leasing performance, be capable of maximizing rent growth, and guiding prospects through the rental cycle while operating in compliance with legal and company guidelines. This role involves a combination of strategic thinking, customer service, and legal compliance.

Duties and Responsibilities

  • Must have strong organizational skills and ability to work evenings and weekends as lead volume requires.
  • Price rents on newly acquired properties and on proposed acquisitions during the due diligence period, gauging forward-looking rents using MLS and other web-based resources, as well as solid awareness of the Market area and surrounding boroughs.
  • Prequalify prospects, including front-end application review, screening, submission of income, supporting application documents via system and review and execute leases for new and renewing residents.
  • Facilitate resident issues, expediting their inquiries to the appropriate area of support within the organization.
  • Maintain and document lead activity in the system of record regarding tours, prospect notes and applications.
  • Communicate with supervisor regarding the overall function of the rental properties.
  • Collaborate with various departments and team members for any solutions needed to support leasing the home.
  • Deliver a positive customer service experience during all interaction with clients, associates, peers, support groups, suppliers, and residents.
  • Effectively communicate company goals, initiatives, and programs, to ensure compliance with same.
  • Follows terms of Fair Housing, The Fair Credit Reporting Act, the American Disabilities Act, and all other applicable laws
  • Comply with all company standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.
  • Achieve budgeted occupancy levels, budgeted rental rates, and other rental property goals.
  • Provide underwriting of proforma rent levels for new acquisitions.

Qualifications


  • MUST have an active real estate license in a state in which Second Avenue operates.
  • Current driver’s license and automobile insurance.
  • Other licenses and/or certifications as required by state law.
  • History of strong closing history on sales/leasing required.
  • Knowledge of State Landlord Tenant Laws/Statutes. Knowledge of legal notices and processes.
  • Comprehension of federal fair housing laws and any applicable local housing provisions.
  • Ability to use a computer proficiently, including Microsoft Outlook, Word, Excel, and property operating/accounting software.
  • Excellent customer service and interpersonal skills.
  • Professional verbal and written communication skills.
  • Strong organizational and time-management skills.
  • Ability to make quick and effective decisions.
  • Ability to identify, analyze, and resolve issues.
  • Ability to negotiate, influence and gain consensus.
  • Capacity to prioritize workloads in a fast-paced work environment and ability to be flexible and quickly adapt to changing business needs and processes.
  • Ability to set, manage and meet goals and deadlines.
  • Ability to exercise independent judgment and maintain confidentiality.

Education and Experience

  • Minimum high school graduate required. Associate degree or higher degree preferred.
  • Minimum 5 years of experience in Leasing residential Multifamily or SFR property.
  • Willingness to obtain a real estate license in various markets is a plus.
