Reports to: Director of Purchasing and Estimating

Results Statement: Purchase and maintain lot-specific budgets. Cost all plans, ensure accurate quantity take-offs and lump-sum contract amounts. Prepare full base and structural option budgets in accordance with system formatting, standard specifications, and community specifications. Help to identify cost-savings techniques, materials and procedures. Inspect homes under construction to ensure estimates are accurate.

Key Accountabilities (100% of the work week):

Purchasing & Estimating (100%)

  1. Build out and maintain plans and options in MarkSystems database as it pertains to purchasing aspects per assignments and directives given by Operations Management.
  2. Offer suggestions and spearhead implementation techniques to eliminate opportunities for errors and to minimize waste.
  3. Review home start budgets with supervisor prior to and then release lot-specific Purchase Orders/Work Orders and monitor budget. Use and maintain New Leaf budget checklist through the duration of the project.

    2. Budget Review with Project Manager at the start of each job
      1. Review budget, trade partner assignment
      2. Discuss site variance/site conditions
    3. Process change orders for assigned communities
    4. Conduct job scrubs as assigned
    5. Monitor, and report on job-level variance
  4. Assist with maintaining all material takeoffs and contract pricing as related to plan or budget changes/errors. Work with the Construction team to resolve takeoff/budget errors and make necessary updates.
  5. Provide feedback on trade partners, regarding price, reliability, capability, and previous transaction history.
  6. Participate in meetings as assigned.

Position-Specific Standards:

  1. Possess 3 or more years of related experience in the homebuilding industry.
  2. Successfully complete MarkSystems training within 60 days of hire.
  3. Establish and maintain communication with Field Personnel and, as needed, review material usage as related to takeoffs.
  4. Attend seminars and training sessions for continuing education.
  5. Have a valid driver’s license.
  6. Have access to dependable transportation.
  7. Able to work in an in-person, office setting.
  8. Competency in multiple software programs.
  9. Be available for Company and Department meetings.
