Position Title: Construction Management Representative

Location: Cape Lookout National Seashore, Harkers Island, NC

Period of Performance:  602 calendar days and an additional 180 calendar days for CMR services

Salary Range: $90,000 to $110,000 annually based on experience

Project Solutions Inc. is seeking an experienced Construction Management Representative for an exciting opportunity near Harkers Island, North Carolina.  We are always looking for hard working professionals to join our diverse workforce and gain experience on a large variety of projects.

Project/Position Overview:

This project will repair the Cape Lookout Lighthouse. The project scope includes removal of non-breathable exterior coating and replacement with appropriate, breathable finish coating replicating historic design. The project will remove and replace deteriorated mortar and bricks, repair cracks, repoint brick, repair metal staircase, repair central column, and repair landings. Exterior doors and windows will be removed and replaced with historic design. The Watch Room Balcony will be cleaned and repaired. The lantern structure and balcony will be removed and metal components will be repaired or replaced and treated prior to reinstallation. The lantern balcony will be repaired and rehabilitated, and a new finish will be applied to prevent corrosion.  Electrical and mechanical ventilation systems will be replaced.

This role is contingent upon award.

Responsibilities and Duties:

  • Provide technical assistance and support to CO during construction. 
  • Read, interpret and understand the construction contract plans and specifications
  • Arrange, attend and facilitate a variety of meetings, including weekly meetings at the project site. 
  • Document issues encountered and problems experienced with the construction contractor. 
  • Review contractor's baseline and progress schedules.
  • Draft project related correspondence for NPS to review and issuance 
  • Understand and document inspections during and post construction as well as mock-up inspections
  • Inspect the work of the construction contractor for progress, workmanship, quality and conformance with contract documents, applicable building codes and safety standards
  • Deliver reports, reviews, evaluations, design work, etc. to CO.
  • Review and process Construction Contractor's RFIs and assist in resolution, draft response, tracking, and follow up.

Required Education, Knowledge and Skills:

  • Education leading to Construction Management Degree or equivalent
  • 5+ years Construction Management Experience.
  • Minimum of OSHA 30-hour construction safety training required.
  • Knowledge and experience with construction practices including applicable building codes, applicable safety regulations
  • Knowledge of cost estimating with breakdown of labor, materials and equipment costs for proposed construction contract modifications.
  • Ability to evaluate payment requests
  • Ability to read and interpret plans, schedules, and other specifications.
  • Written and verbal communication, problem-solving, and conflict resolution skills
  • Knowledge of software including MS Teams, MS Word, MS Excel, Adobe Acrobat, ProjectTeam, Primavera, MS Project, and any other software programs typically utilized 
  • Maintain a valid driver's license.
  • Qualified applicant must be able to pass a background check.
  • Ability to communicate effectively with a diverse range of individuals.
  • Ability to multi-task and prioritize in a fast-paced work environment.
  • Ability to walk and climb stairs or ladders on a daily basis to observe and inspect contract performance.
