The Superintendent manages all aspects of the assigned home building processes according to View Homes’ quality standards and local building codes while adhering to budgets, maintaining the construction schedule, and providing the level of service required to achieve the established customer satisfaction goals.

It is imperative that the Superintendent must maintain a mindset of continual improvement and work diligently to foster a culture of continual improvement within the team, department, and the company.

Job Duties:

  • Inspect each home under construction (Every Room, Every Home, Every Day) ensuring that the work is done to plan specifications, and communicating any problems to the appropriate person/department.
  • Ensure job site cleanliness, safety and SWPPP standards are adhered to.
  • Continuously grow Construction Knowledge and Skills, including knowledge of all applicable codes and technical knowledge, understanding of all scopes of work, contracts, blueprints, and insurance requirements, and know the issues of mold and mold remediation.
  • Ensure expectations are being accurately established using the Homeowner Manual, Division outlines and checklists during pre-construction meeting.
  • Participate in weekly team meetings with Sales Representatives and customers, address issues as needed.
  • Schedule and oversee the compliance and completion of all designated municipal and internal quality inspections.
  • Verify all requests before issuing EPOs and code them correctly in BuildPro.
  • Ensure product is delivered on time and that each home is 100% complete, with no open items at closing.
  • Ensure jobs are ready for third party quality walks, management walks, and Customer Orientation in accordance with View Homes’ quality standards
  • Redline architectural plan changes and deliver to Area Construction Manager
  • Ensure all assigned job progress is updated daily in BuildPro, including approving all subcontractor work, material deliveries, ‘to-do’ lists and alerts, confirming effective scheduling and communication with sub-contractors.
  • Review all applicable job-specific information with trade contractors prior to the commencement of work. Regularly provide written feedback to the Purchasing Department on trade contractor performance.
  • Monitor job sites continually to identify and correct inefficiencies and waste. Identify and document correctly all variances and determine their cause to ensure future elimination.
  • Ensure material deliveries are accurate regarding quality and quantity, promptly communicate material variances to Purchasing Department using the written feedback system.
  • Learn all duties of Senior Superintendent Job for continued career growth.
  • Perform other duties as assigned by Area Construction manager and Director of Construction
  • Ensure you present yourself in a professional manner, while maintaining an insightful and enthusiastic team focused environment.
  • Maintain positive communication channels to help the flow of information from department to department.
  • Participate in training when needed. This includes learning product knowledge, procedural proficiencies, and computer software.
  • Adhere to departmental operating guidelines and View Homes’ Employee Manual.
  • Foster, encourage, and reward a fun, positive, successful values-based culture

MINIMUM QUALIFICATIONS:

EXPERIENCE: Minimum 2 years hands-on experience in these or related functions.

EDUCATION: Vocational certification in this field or equivalent work experience in a related field required.

EEO/OSHA/ADA: Able to sit or stand for extended periods of time. Able to navigate two flights of stairs without harm. Able to lift to 50 pounds unaided. Able to manipulate and be proficient with PCs, and Windows applications; Microsoft Word, Excel, PowerPoint, etc., associated with contemporary computers. Able and willing to travel locally, as needed. Maintain a valid Driver’s License.
