Overview

The Director of Capital Projects plays a significant role in large-scale investment projects from conception through to completion. This position involves a blend of strategic planning, financial oversight and project management to ensure that capital projects and unit renovations are delivered on time, within budget, and in alignment with the organization’s goals. By coordinating with various stakeholders, vendors, and financial analysts, the DCP ensures a smooth progression of project phases. Their expertise in managing resources, mitigating risks, and navigating regulatory landscapes makes them an integral part of achieving long-term capital improvement plans and goals. Through their efforts, Bonaventure will be able to enhance operational efficiency, sustainability, and profitability to portfolio.

Key Responsibilities:

  • Manages all phases of assigned capital or special projects for our portfolio, aimed at driving value
  • Develop and implement strategies to enhance the performance and profitability of our projects.
  • Lead and hold a team accountable for project deliverables, ensuring that all team members are aligned with project goals and timelines.
  • Stay on track with project timelines, ensuring that all milestones are met and projects are completed on schedule.
  • Understand and plan budgets for projects, ensuring that financial resources are allocated appropriately and that projects are delivered within budget.
  • Join Due Diligence efforts for new acquisitions. Lead estimating and capital planning efforts with support of Investments Team.
  • Collaborate with various departments to ensure seamless project execution and alignment with organizational objectives.
  • Monitor project progress and performance, identifying and addressing any issues or risks that may arise.
  • Provide regular updates and reports to senior management on project status, performance, and outcomes.

Qualifications:

  • Minimum of 7 years of related construction experience, with 5 years of multifamily construction project management or strong assistant construction management leadership role
  • Proven experience in managing capital projects, with a focus on value-add and renovation strategies.
  • Strong leadership and team management skills, with the ability to hold team members accountable and drive results.
  • Excellent project management skills, with a track record of successfully delivering projects on time and within budget.
  • Strong financial acumen, with the ability to understand and plan budgets for complex projects.
  • Exceptional communication and interpersonal skills, with the ability to collaborate effectively with cross-functional teams.
  • Previous experience in all aspects of property maintenance operations, capital projects management, and property renovations operating within a multifamily environment is preferred.
