Position Summary:

The Entitlement and Permitting Development Director is responsible for leading a team of Project Managers for overall project planning from preliminary due diligence of a proposed property to post construction phases not limited to scheduling, resource allocation, project accounting, and control, while providing technical direction and ensuring compliance with quality standards. Additional responsibilities will span a broad spectrum, covering all the areas of project management like – Jurisdictional Entitlement of a property, Land Zoning and Use, Knowledge of basic commercial legality, Conditional Use Permits, Permitting through Jurisdictions and Coordination of Consultants and Vendors.

We seek an experienced Entitlement and Permitting Development Director to manage multiple new and acquired Car Wash sites from preliminary to post development phases.

Essential Duties/Tasks/Responsibilities:

  • Lead the team of Project Managers
  • Work with Real Estate to help identify a proposed location for viable use.
  • Coordinate the efforts of all parties involved in the project, which include Jurisdictions, Developers, Sellers, Landlords, Architects, Engineers, Consultants, Attorneys and Vendors.
  • Provide on-going reporting to the Director of Development on a weekly basis.
  • Create & Monitor budgets and costs for new developments.
  • Setup and Manage the Entitlement process with Consultants & Attorneys.
  • Manage consultant coordination with Architects & Engineers with Vendors to ensure timely & accurate completion of drawings and orders.
  • Manage permit timelines and expectations with Consultants & Vendors.
  • Setup & Manage utility companies (power, gas, water, sewer, internet/tv) and deliver final designs, contracts, and timing for new services to the CM & Director.
  • Coordinate permit processing & payments to Jurisdiction (City, county, etc.)
  • Assist Real Estate with new site and project setup

Minimum Job Requirements:

  • 5+ years relevant hands-on commercial entitlement, permitting, zoning and project management of commercial development.
  • Familiarity with construction management software.
  • Highly organized, professional, excellent communicator, efficient, self-starter, and have a hard work ethic.
  • Capable of reading and accurately following through on architectural and engineering designs.
  • Must have demonstrated management in all phases of commercial land use and permitting.
  • Strong leadership qualities
  • Deadline and detail-oriented

Requires the ability to interact with others, interpret spoken messages and utilize reason to resolve complex problems. Requires keyboarding, hearing and talking, frequent standing and walking, and frequent bending at the waist, twisting of the upper body, kneeling, being mobile on uneven surfaces, squeezing and crouching. Requires frequent lifting and carrying of 1-10 pounds (occasional up to 25#).
