NAI Sioux Falls Property Management is seeking a motivated and experienced Commercial Property Manager to join our team. You will manage a variety of commercial properties in Sioux Falls, ensuring they are well-maintained, compliant, and profitable. Key Responsibilities:

  • Property Management: Oversee daily operations of office buildings, retail spaces, and industrial properties. Ensure they are clean, safe, and well-maintained.
  • Maintenance: Schedule and supervise regular maintenance for HVAC, plumbing, electrical systems, and building structures.
  • Tenant Relations: Be the main contact for tenants. Address their needs and concerns quickly and professionally. Manage tenant move-ins and move-outs smoothly.
  • Financial Management: Create and manage property budgets. Monitor income and expenses. Ensure timely rent collection and bill payments. Analyze data to improve operations.
  • Lease Management: Prepare and manage lease agreements. Ensure compliance with policies and laws. Monitor lease expirations and coordinate renewals or new leases.
  • Marketing: Work with leasing agents to market vacant spaces and negotiate lease terms.
  • Regulatory Compliance: Ensure properties follow all local, state, and federal regulations. Keep accurate records and handle legal issues as needed.
  • Risk Management: Implement safety protocols and insurance coverage. Coordinate tenant buildouts and manage capital improvement projects.


Qualifications:

  • Education: Bachelor’s degree in business, real estate, or a related field preferred.
  • Experience: 3-5 years in commercial property management or a related field.
  • Licenses: South Dakota Real Estate License (e.g., CPM, RPA) is a plus.
  • Skills: Knowledge of property management procedures, strong communication and interpersonal skills, excellent organizational and multitasking abilities, proficiency in Appfolio software, financial analysis skills, and a proactive, detail-oriented approach. Strong negotiation and conflict resolution skills are essential.
  • Physical Requirements: Ability to lift up to 25 pounds, stand, walk, and sit for extended periods, and climb stairs and access various parts of the property.
  • Availability: Primarily office-based with regular site visits. Occasional evening or weekend work may be needed for tenant issues or emergencies.
