HIRING RANGE: $24.41 - $37.98 / Hour

PAY GRADE: L - Non-Exempt

TYPE OF POSITION: Regular/Full-Time

DAYS WORKED: Monday - Friday

HOURS WORKED: 7:00 a.m. - 3:30 p.m.

JOB DUTIES

ESSENTIAL DUTIES:

Works under general direction of Building Maintenance Superintendent.

Operates a motor vehicle to assist in carrying out the business of the department and the City.

Using excellent customer service skills, establishes and maintains effective working relationships with other employees, officials, and all members of the general public.

Primarily responsible for planning, scheduling, and performing construction, maintenance, and repairs of interior facility spaces, facility exteriors and structural products in city-owned and/or operated facilities.

Responsible for the accomplishment of structural projects and outside facility projects for city departments. Types of these projects include, but are not limited to:

  • Structural framing of building in both wood and metal.
  • Metal and wood shoring of failing structures and facilities.
  • Erection of steel, pre-engineered building.
  • Roof construction, repairs, and maintenance.
  • Concrete forming, re-enforcing, placing, and finishing for foundations, walls, and slabs.
  • Installation of utility service piping to include galvanized, PVC, concrete, black iron, and clay tile.
  • Construction of temporary structures while awaiting permanent structure completion.
  • Demolition of both horizontal and vertical structures.

Responsible for the design and construction of cabinetry to include desks, displays, bookshelves, and other custom furnishings for City departments. Provides direct supervision of regular and temporary workers as assigned by the Building Maintenance Superintendent.

Responsible for project planning for the Building Maintenance Division to include:

  • Development of shop drawings necessary for the completion of work requests and job orders by departments.
  • Identification of work crew composition and size required to complete work requests and job orders.
  • Development of work schedules to complete work requests and job orders.
  • Development of bills of material required to complete work requests and job orders.
  • Sourcing of materials for the completion of work requests and job orders.
  • Development of accurate cost estimates for work requests and job orders.

Provides direct supervision of regular and temporary workers as assigned by the Building Maintenance Superintendent.

Responsible for ensuring accurate work time accounting is maintained for all employees assigned under his/her supervision.

Responsible for tracking and matching all material purchases to applicable receipts to ensure clear audit path for all projects.

Responsible for the ordering and maintenance of shop stock materials in adequate quantity to avoid work stoppages.

Manages multiple projects and work orders being accomplished simultaneously.

Performs work for the City of Farmington as a New Mexico State General Contractor.

Develop accurate estimates, schedules, and deadlines for projects.

Ensures that projects assigned are completed on time and within budget as approved by the Building Maintenance Superintendent.

Works closely with the Building Maintenance Superintendent in the development of carpenter shop work schedules and master project scheduling to ensure maximized use of available materials and personnel.

Assists the Building Maintenance Superintendent in the hiring process by performing interviews and evaluations of personnel as required.

Responsible for the writing of performance evaluations of division personnel assigned to him/her by the Building Maintenance Superintendent.

Communicates courteously and efficiently with city customers to accurately determine and develop their projects.

Coordinates and schedules project tasks that must be performed by other divisions within the city and subcontractors outside the city.

Identifies and schedules preventative maintenance tasks necessary to preserve city facility assets as required.

Performs maintenance and troubleshooting of repairs on city buildings that include minor electrical, plumbing, and lock repairs and replacements as assigned by the Building Maintenance Superintendent.

Responsible for maintaining a safe and neat working environment in the carpenter shop and on all job sites. Ensures compliance of all personnel with all safety and personal protection procedures.

Coordinates and tracks state building code inspections on projects.

Coordinates training for his/her self and all employees assigned under his/her supervision.

Attendance at work is an essential function of this position.

NON-ESSENTIAL DUTIES:

May serve as the Acting Building Maintenance Superintendent in the absence of the Building Maintenance Superintendent.

Serves as the Building Maintenance Division representative to the staff of the Environmental, Health, & Safety Team. Responsible for the dissemination of information to all division members

Serves on various employee or other committees as assigned.

QUALIFICATIONS

This position is subject to the City of Farmington's Drug and Alcohol Free Workplace Policy which includes: pre-employment testing, post-accident testing, random, reasonable suspicion testing, return to duty testing, and follow-up testing.

Extensive background checks required.

This position requires a baseline audiometric examination.

A pre-employment physical and or drug/alcohol test is required for this position.

Graduation from high school education or GED equivalent, and four (4) years of experience relating to construction, maintenance, or repair, or any equivalent combination of education and experience.

Valid New Mexico driver's license with acceptable driving record for past three years.

Must possess or have the ability to obtain within one year, and surrender New Mexico State General Contractor's GB-98 license to do business as (DBA) the City of Farmington.

Knowledge of AUTOCAD or similar computer design tools to assist in the development of project shop drawings.

Knowledge of equipment, facilities, materials, methods and procedures used in maintenance, construction and repair activities.

Extensive knowledge of wood and metal structural carpentry, finish carpentry and cabinetry, tools, materials, and related work procedures.

Knowledge of Uniform Building Codes and Standards.*

Knowledge and proficient use of a personal computer.

Trained in first aid and CPR.

Ability to communicate effectively verbally and in writing.

Ability to establish and maintain effective working relationships with employees, other departments and the public.

Ability to understand and carry out written and oral instructions.

Experience in working independently in laying out a job from blueprint to completion.

Experience in supervision of other carpenter and/or construction trades personnel and/or cabinetry personnel.

Must be skilled in operation of shop tools such as table saw, radial arm saw, power planer, power shaper, router, wood lathe, airless paint sprayer, large belt sander, band saw, hand saw, and electric drill.

Knowledge of basic shop mathematics sufficient to calculate metric conversions and to calculate materials needed for jobs.

TOOLS AND EQUIPMENT USED:

Motorized vehicles and equipment, including pickup truck, utility truck, saws, compressors, sanders, generators, common hand and power tools, shovels, wrenches, detection devices, mobile radio, cell phone, telephone, and personal protective safety equipment.

PHYSICAL DEMANDS:

While performing the duties of this job, the employee is regularly required to use hands to finger, handle, feel or operate objects, tools, or controls and reach with hands and arms. The employee frequently is required to stand and talk or hear. The employee is occasionally required to walk; sit; climb or balance; stoop, kneel, crouch, or crawl; and smell.

The employee must frequently lift and/or move up to 25 pounds and occasionally may lift and/or move up to 100 pounds with assistance. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

WORK ENVIRONMENT:

While performing the duties of this job, the employee regularly works in outside weather conditions. The employee frequently works near moving mechanical parts and is frequently exposed to wet and/or humid conditions and vibration. The employee occasionally works in high, precarious places and is occasionally exposed to fumes or airborne particles, toxic or caustic chemicals, and risk of electrical shock.

The noise level in the work environment is usually loud.
