Overview

As a Maintenance Foreman, you will be responsible for overseeing a team of property maintenance technicians across various locations. Your primary objective will be to ensure that all maintenance tasks are completed efficiently, on time, and in accordance with company standards and regulatory requirements. The role requires strong leadership skills, technical proficiency, and the ability to coordinate and prioritize tasks effectively.


Job Details

Work Schedule:  Monday – Friday,  8:00 am – 5:00 pm


Responsibilities (may include but are not limited to):

  • Supervise and coordinate the daily activities of team of Maintenance Technicians.
  • Assign tasks and monitor progress to ensure timely completion of work orders and maintenance projects.
  • Conduct regular visual/physical inspections of properties to assess maintenance needs and ensure quality standards are met.
  • Regular visits to assigned out-of-town properties to oversee and work with maintenance staff and property needs.
  • Train, mentor, and provide guidance to maintenance technicians to enhance their skills and efficiency.
  • Maintain inventory of supplies and equipment necessary for maintenance tasks.
  • Collaborate with Regional Property Supervisor to prioritize maintenance requests/projects and address concerns promptly.
  • Ensure compliance with safety standards and regulatory requirements in all maintenance operations.
  • Troubleshoot and resolve maintenance issues with assigned staff on a regular basis.
  • Maintain accurate records of maintenance activities, including work orders, inspections, and repairs.
  • Participate in meetings and provide input on operational improvements and cost-saving initiatives.
  • Work with subcontractors and obtain bids for required service work/projects. 
  • Consult and work with Property Managers, Maintenance Administration, Maintenance Technicians, and Property Supervisors on planning projects, including communication and follow-up.
  • Must be available for emergency after hours service calls/repairs.
  • Work with Maintenance Director and Human Resources on personnel related issues, such as annual reviews, performance improvement plans, hiring, time off requests, developing training plans, and retention of maintenance division.
  • Perform annual property inspections as needed.
     

Maintenance Foreman  will complete and follow-up on a wide variety of tasks and items as may be assigned/or necessary to fulfill job duties and will work cooperatively and comply with all company standards, policy and procedures, and will be conducted professionally, consistently and safely.


Qualifications:

  • 3 or more years of experience in a maintenance leadership role, preferably in property management or a related field.
  • Strong technical knowledge of building systems, HVAC, plumbing, electrical, and general maintenance practices.
  • Excellent leadership and communication skills, with the ability to motivate and manage a team effectively.
  • Problem-solving ability and a proactive approach to addressing maintenance issues.
  • Ability to work independently and prioritize tasks in a fast-paced environment.
  • Proficiency in basic computer applications.

Requirements:

  • High school diploma or equivalent (required).
  • Must have valid driver's license
  • Ability to lift 50 pounds and carry heavy objects, climb ladders, and perform physical tasks as necessary.
