FUNCTION: Maintain the community in the areas of physical plant, equipment, grounds and
keep accurate maintenance records. Supervise maintenance and housekeeping staff and
maintain physical plant safety.

POSITION SPECIFICATIONS: The following specifications may differ depending upon the
number of available employees among whom the performance of a particular job function can
be distributed and the size and type of community.

QUALIFICATIONS: The requirements listed below are representative of the knowledge, skill
and/or ability required.
Minimum Qualifications:
• Freedom from illegal use of drugs.
• Freedom from use and effects of use of drugs and alcohol in the workplace.
• Persons who have been found guilty by a court of law or regulatory body of abusing,
neglecting, or mistreating individuals in a health care related setting are ineligible for
employment in the position.
• Demonstrates effective time management skills.
• Must pass state company criminal background screen.
Education and/or Experience:
• Requires two years of related maintenance experience and some formal training in
one or all of the following areas: carpentry, plumbing, painting, HVAC, refurbishing
and cleaning.
• Ability to perform general maintenance repair needs at assigned buildings, problem
solve, plan, organize, communicate and cooperate with others.
• Demonstrated effective supervisory/leadership experience.
• Ability to drive and operate a van or larger vehicle.
• Knowledgeable in building codes and safety regulations.
• Possess the ability to make independent decisions, to follow instructions, and to accept
constructive criticism.
• Ability to minimize waste of supplies, misuse of equipment, etc.
• Ability to seek out new methods and participate and be willing to incorporate them into
existing maintenance practices.
• Ability to effectively follow written and oral instructions.

Certificates, Licenses, Registrations: Valid state Drivers license and/or chauffeurs
license based on property requirements and state laws.

Equipment Used: May use hand and electric tools including, but not limited to,
lawnmower, weeder, tree trimmer, paint brush and carpet cleaner, floor burnisher and other
related maintenance housekeeping equipment.

LANGUAGE SKILLS: Must be able to express self adequately in written and oral communication
and to communicate effectively in an interdisciplinary care setting with residents, families, staff
members, representatives of community and government agencies.

MATHEMATICAL SKILLS: Ability to add and subtract three digit numbers, calculate percentage
of whole, measure in cubic centimeters (cc) and measure in feet and inches. Ability to perform
these operations using units of weight measurement, volume, length, and height. Ability to read
and interpret graphs and charts.

REASONING ABILITY: Ability to apply common sense understanding to carry out instructions
furnished in written, oral or diagram form. Ability to effectively solve .problems related to position.

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES:
1. Performs general maintenance work on a daily basis, including replacing light bulbs, repairing
electrical, plumbing, HVAC, and appliances.
2. Prepares resident apartments for new occupants by painting, cleaning carpets and general
maintenance.
3. Maintains the grounds by mowing, sweeping and trimming trees and shrubs or
securing/managing contractor for those duties.
4. Takes out trash and conducts daily inspections of the building exterior and ground equipment.
5. Keeps accurate maintenance records of work done, inventory and purchasing. Manages
expenses through knowledge of budget. May purchase maintenance supplies, tools and
appliances with Executive Director approval.
6. Recommends replacement of major items (such as carpet, appliances, etc.) as well as long
and short term maintenance needs.
7. Maintains, plans and implements preventative maintenance program and prepares the
Preventative Maintenance Report for Executive Director review.
8. Obtains bids for Project Authorization Requests (PAR items).
9. Transports residents to and from appointments in the absence of the Recreation Manager
or Van Driver, using the community vehicle.
10. May maintain inventory of master key system, community maintenance supplies and
equipment.
11. Review the departments policies, procedure manuals etc., at least annually for revisions
and make recommendations to the Executive Director
12. Inspect storage rooms, work rooms, utility/janitorial closets, etc., for upkeep and supply
control.
13. Keep abreast of economic conditions/situations and recommend to the Executive Director
adjustments in maintenance services that assure the continued ability to provide a clean,
safe and comfortable environment.
14. Perform administrative duties such as completing necessary forms, reports, evaluations,
studies, logs etc., to assure control of equipment and supplies as well as state and
corporate compliance.
15. Follow established safety regulations in the use of equipment and supplies at all times.
Serve on the community safety committee.
16. Wear and/or use safety equipment and supplies when lifting or moving.
17. Promptly report equipment or facility damage to the Executive Director.
18. Make periodic rounds to check equipment and to assure that necessary equipment is
available and working properly.
19. Maintain the confidentiality of resident information.
20. Ensure that the residents personal and property rights are followed at all times.
21. Must enjoy working with the elderly and able to accept constructive criticism. Ability to
interact with residents who are highly susceptible to common illness without posing
additional health risks and must maintain good personal hygiene and wear a uniform.
22. Must maintain the care and use of supplies, equipment, etc., and maintain the appearance
of maintenance work areas.
23. Maintain Emergency Call System to ensure resident safety and community security.
24. Delegate and ensure quality of maintenance work orders every morning and prioritize jobs
and sign off when work is completed.
25. Track safety inspections and logged verifications which include: emergency lights, smoke
detectors, fire extinguishers, conduct and document monthly fire drills, and conduct and
document semi-annual evacuation drills
26. Knowledgeable of safety regulations regarding public facilities.
27. Oversee shampooing of carpets, stripping and waxing of floors and general floor covering
maintenance. May assist or perform these duties as needs arise.
28. Train staff and ensure OSHA compliance in safe handling and proper removal of biohazard
waste and other hazardous materials.
29. Monitor appliances for mechanical issues needing minor repairs and monthly checks.
30. Oversee all plumbing maintenance to include cleaning out grease traps and de-liming water
heaters.
31. Counsel maintenance and housekeeping staff on performance/attendance issues and
conduct performance appraisals per Company standards, generally 90 days and annual.
32. Monitor budget and explain variances to the Executive Director. Participate in budget
development.
33. On call for 24 hour availability by pager in the event of an emergency.
34. Other duties as assigned.

CONTINUING EDUCATION: Attends in-service programs set up by the Company.
PHYSICAL DEMANDS:
• Ability to perform a wide variety of maintenance activities and must be able to exert 50
to 100 pounds of force occasionally, 25 to 50 pounds of force frequently and 10 to 20
pounds of force constantly to lift/move objects. Must be able to carry, drive, pull, push,
squat, bend, climb, kneel, reach, crawl, twist, grasp, and feel to perform maintenance
duties. Finger and hand dexterity required. Visual and hearing acuity essential.
• Must be able to speak and write the English language in an understandable manner.
