Job DescriptionJob Description

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  1. Complete the make-ready process to prepare vacant units for leasing and new move-ins by completing the pre-move-out inspection, creating a punch list of maintenance work needed.
  2. Assist in make-ready process by painting vacant units and making drywall repairs, patching holes, and sanding when needed.
  3. Respond to resident/management work orders for occupied and vacant rental units as well as routine upkeep on the community.
  4. Perform tasks and operate machinery in a safe manner and in compliance with safety procedures.
  5. Assist in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
  6. Assist in maintenance inventory of tools, equipment, and supplies.
  7. Work on-call as scheduled 24/7, weekend shifts, and overtime as necessary and pre-approved by the Service Manager.
  8. Perform other duties as requested to support community operations.
  9. May be required to support other communities within the organization.

QUALIFICATIONS

  • Language Skills: Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence.
  • Mathematical Skills: Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent.
  • Reasoning Ability: Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
  • Computer Skills: Strong computer skills in Microsoft Word, Outlook, and Excel software. Experience in conducting Internet searches and using online calendars and databases.
  • Certifications: EPA certification for HVAC work.

EDUCATION/EXPERIENCE:

Required

  • Minimum one year of general make-ready experience.
  • Strong communication and customer service skills.
  • Ability to work on-call as scheduled and work weekends and after hours as necessary.

Preferred

  • High school diploma or GED.
