TFE Properties, LLC is recruiting for a Maintenance Superintendent with prior experience for our community located in Woodbridge, New Jersey. The candidate must be well organized, self-motivated and adaptable to changing situations. Must be able to perform all types of maintenance duties for our residents. Valid driver license required, basic computer skills a plus. Full-time position that requires weekends and must be flexible with the work week. Health benefits offered after 60 days of employment. Specific Duties and Responsibilities Reports to: Property Manager

  • Performing plumbing, electrical, appliance and mechanical maintenance.
  • Fulfill work orders in maintaining the exterior and all common areas of the property (Lighting, walkways, fitness centers, storage, parking, landscaping, etc.)
  • Prepare units for move-in, including but not limited to, punch-out lists, painting, cleaning and any other necessary work.
  • Must be willing to supervise maintenance staff and to cover after hours and emergency calls.
  • Maintain a courteous and helpful attitude to residents, potential residents and vendors.
  • Respond to resident’s requests in a prompt and courteous manner.
  • Understand and work within the guidelines of all federal and state laws regarding Fair Housing and multi-family housing, OSHA, Workers Compensation, and Federal Wage and Hour Act.
Requirements:

  • Demonstrate knowledge of basic maintenance and repair skills, in including but not limited to electrical, plumbing, appliance and mechanical maintenance.
  • Ability to use power tools, hand tools and other necessary equipment.
  • Ability to work independently and possess willingness to learn.
  • Superb customer service and effective oral skills, along with a positive and professional attitude.
  • Ability to read, write and speak sufficiently to process and discuss work orders correctly.
  • Ability to use a mop, broom, vacuum cleaner, step ladder, shovel, snow blower and leaf blower.
  • Must be able to stand for long periods of time (8 hours or more per day (to perform the following physical activities: bending, climbing step ladders, lifting up to 50 lbs., carrying, grasping, gripping, turning, reaching above shoulders, pushing and pulling, climbing stairs, stooping and squat kneel.
  • Maintain accurate maintenance files and a well-organized workspace.
