Job Title: Facility Manager

Location: Greater Philadelphia, PA

Our client, a reputable property management company, dedicated to providing exceptional real estate management services in Philadelphia and surrounding areas. With a focus on maintaining high-quality properties and delivering superior tenant experiences, they are committed to excellence in every aspect of their operations. As they continue to grow, they are seeking a skilled and experienced Facilities Manager to join their team and oversee the maintenance and operations of their multiple properties.

Job Description:

The Facility Manager will play a critical role in ensuring the efficient operation and maintenance of their properties under management. This position requires a proactive and detail-oriented individual with strong leadership skills and a comprehensive understanding of facility management principles. The ideal candidate will have experience in property management or a related field and a track record of effectively managing facility operations to enhance property value and tenant satisfaction.

Key Responsibilities:

  1. Oversee the day-to-day operations and maintenance of assigned properties, including commercial and residential buildings, ensuring compliance with safety, health, and environmental regulations.
  2. Develop and implement comprehensive facility management plans, including preventive maintenance programs, energy management initiatives, and emergency response procedures.
  3. Supervise and coordinate the work of maintenance staff, contractors, and vendors to ensure timely completion of repairs, maintenance tasks, and capital improvement projects.
  4. Conduct regular inspections of properties to identify maintenance needs, safety hazards, and opportunities for improvement, and take appropriate corrective actions.
  5. Manage budgeting, forecasting, and expense control for facility operations, including maintenance and repair costs, capital expenditures, and utility expenses.
  6. Maintain accurate records of maintenance activities, work orders, equipment inventories, and warranties, using property management software or other tracking systems.
  7. Respond promptly to tenant inquiries, requests, and complaints related to facility issues, and ensure that all maintenance issues are addressed in a timely and professional manner.
  8. Collaborate with property managers, leasing agents, and other stakeholders to support leasing efforts, tenant retention, and overall property performance.
  9. Stay informed about industry trends, best practices, and regulatory changes in facility management, and implement appropriate policies and procedures to maintain compliance.
  10. Foster a culture of teamwork, excellence, and continuous improvement within the facility management team, promoting professional development and employee engagement.

Qualifications:

  • Bachelor's degree in facility management, engineering, business administration, or equivalent related experience.
  • Minimum of 3 years of experience in facility management, property management, or a related field, with demonstrated leadership experience.
  • Strong knowledge of building systems, maintenance practices, and regulatory requirements applicable to commercial and residential properties.
  • Excellent communication, interpersonal, and problem-solving skills, with the ability to effectively interact with tenants, vendors, and team members.
  • Proficiency in property management software, Microsoft Office Suite, and other relevant technology platforms.
  • Ability to prioritize and manage multiple tasks in a fast-paced environment, while maintaining attention to detail and accuracy.
  • Professional certifications such as Certified Facility Manager (CFM) or Facilities Management Professional (FMP) are a plus.
