Job DescriptionJob Description

RESPONSIBILITIES:

Receives written work orders or verbal instructions from supervisor.

Assists in communication with residents, if necessary, regarding work tickets or needed repairs.

Prepare apartments for change in occupancy, which may include painting, cleaning, and delivering appliances.

Cleans internal areas of the community, including dusting, sweeping, and mopping of the clubhouse, offices, model apartments, and amenities.

Maintains grounds by picking up trash and cleaning common areas.

Empties trash cans and consolidates trash for weekly pickup.

Must possess basic knowledge of hand tools.

Operate snow removal equipment and shovel snow to maintain parking lots and sidewalks.

Assists other departments with moving furniture, appliances, and unloading and storing appliances.

Light electrical (replacing light bulbs and sockets).

Conduct general upkeep procedures (e.g. landscaping) and other tasks as assigned (painting, carpentry, etc.).

After-hours on-call availability, overtime, and weekend availability.

Performs other related duties as assigned by management.

HVAC experience is a plus.

QUALIFICATIONS:

High school diploma or general education degree (GED), or three to six months related experience and/or training, or equivalent combination of education and experience.

Computer skills required: Microsoft Word & Excel, Outlook

Other skills required: Carpentry, appliance repair, plumbing experience, minor electrical experience, knowledge of painting, sheetrock repair, etc.

While performing the duties of this job, the noise level in the work environment is usually moderate.

The employee must occasionally lift and /or move more than 50 pounds / frequently lift and/or move up to 25 pounds / continually lift and/or move up to 10 pounds

Specific vision abilities required by this job include: Close vision; Distance vision; Color vision; Peripheral vision; Depth perception and the ability to adjust focus

Specialized equipment, machines, or vehicles used: A valid and Clean Driver's license is required to drive company trucks and/or golf carts.
