Are you an Abstractor familiar with complex legal descriptions and chains of title, and have experience performing courthouse research but looking for a new and interesting way to use your skills?

 

JCG Land Services is looking to hire a full-time Title Specialist to support the land acquisition process by examining title reports prepared by local Abstractors, reviewing documents prepared by our Document Specialists, and occasionally performing courthouse research in any of Iowa’s counties, southern Minnesota, or western Illinois.

 

This position is a hybrid position based out of JCG’s corporate office in Nevada, Iowa. Candidates must be able to commute to this office location four days/week and can be remote on Wednesdays. Candidate will also need to be willing to travel to various counties an average of one day per week to conduct courthouse research.

  

The successful candidate will have a professional and positive attitude with a strong work ethic; excellent verbal and written communication skills; and the flexibility to work both with a team or independently. 

 

Compensation: $23.80 - $27.16; commensurate with experience. Full benefits package.


Responsibilities include:

  • Review title searches prepared by abstract companies to verify full chain of title and identify existing easements on a parcel.
  • Read and draft metes and bounds legal descriptions.
  • Review maps and surveys using knowledge of metes and bounds.
  • Provide quality research and reports based on project needs and criteria.
  • Research titles, deeds, wills, and related documents to establish property ownership.
  • Use index books at the courthouse to locate and copy all easements on a parcel of land.
  • Copy or summarize recorded documents, such as leases, right of way, and judgments affecting specific property.
  • Examine liens, judgments, leases, plat books, maps, contracts, and agreements to verify legal description, ownership, and restrictions.
  • Use courthouse computer systems, Beacon, or similar websites to examine property and tax assessment records for compilation of information about a specific property. 

Qualifications:

  • High school diploma or equivalent, plus 1 - 2 years of work experience with an established Abstracting / Title Services company.
  • Minimum 1 year of courthouse research experience required.
  • Knowledge and familiarity with deeds, easements, chain of title, complex legal descriptions, and surveys.
  • Proficient and have a high degree of comfort using computers and software such as Excel, Word, Adobe PDF, Beacon, and MS Outlook as well as performing internet and database searches.
  • This position requires travel during the week to perform courthouse research.
