The Role: Associate Director of Maintenance

What You'll Do:

Oversee the maintenance operations of the VSH portfolio of properties, including but not limited to routine maintenance, preventive maintenance, emergency response, troubleshooting, capital project planning and management, safety/orientation training, due diligence, and annual compliance inspections.

  • Perform quarterly property audits and report findings to Associate Director of Property Management, Senior Property Managers and Maintenance Supervisors
  • Improve and oversee the effectiveness and efficiencies of all maintenance departments in the portfolio
  • Ensure the interior and exterior of the physical properties meet VSH standards and guidelines
  • Implement and follow up on performance of preventive maintenance programs, including tracking completion through documentation
  • Create scope-of-work guidelines for capital projects, solicit bids from qualified contractors, supervise and inspect capital projects
  • Develop short-term and long-term property safety and risk management standards
  • Develop and implement strategies for enhancing the value of assets
  • Lead preferred supplier vendor program and assist senior management in developing new partnerships
  • Participate in the recruitment and hiring process of maintenance personnel
  • Manage maintenance team through training, goal setting, communication and performance planning
  • Provide general assistance to property teams during emergency situations as appropriate

What You'll Bring to VSH:

  • Minimum of seven (7) years' experience as on-site Maintenance Supervisor, preferably with multi-site experience
  • Excellent technical skills in all areas of apartment maintenance and preventive maintenance
  • High level of organizational skills and ability to prioritize tasks
  • EPA and CFC certification; additional industry professional designations preferred
  • Knowledge of Hazardous Communication Program, MSDS, Lock Out/Tag Out Procedures, Mold Remediation and refrigerant record keeping standards
  • Thorough understanding of budgeting and ability to read, analyze and interpret financial statements and spreadsheets
  • Experience in identifying and resolving potential and existing maintenance problems
  • Excellent customer service, verbal, written and interpersonal communication skills
  • Experience managing a small to large group of maintenance employees and practicing effective performance management techniques, distance management experience
