Grounds / Punch Technician

Key Responsibilities
- Perform punch list tasks for vacant units, including minor repairs, painting, carpet cleaning, and ensuring apartments are rent-ready.
- Handle resident maintenance requests, such as plumbing, electrical, HVAC, and appliance repairs.
- Assist with preventative maintenance of buildings, heating and air conditioning systems, elevators, fire safety equipment, and common areas.
- Maintain cleanliness and appearance of the property’s grounds, including lawns, gardens, walkways, and parking areas.
- Remove trash and debris from common areas and grounds.
- Support the maintenance team with larger repair and renovation projects as needed.
- Adhere to OSHA guidelines and utilize proper protective equipment.
- Other projects and duties as assigned.
- High school diploma or equivalent.
- Experience in apartment maintenance or a similar field preferred.
- Basic knowledge of plumbing, electrical, HVAC, and carpentry repairs.
- EPA Type 1 and Type 2 refrigeration certification preferred.
- Ability to operate landscaping equipment and hand tools.
- Strong attention to detail and ability to maintain high standards of workmanship.
- Ability to lift up to 50 lbs, push/pull up to 100 lbs, and perform physical tasks including kneeling, standing, and climbing ladders.
- Ability to work in various weather conditions, including temperatures over 90 degrees.
- Good communication and teamwork skills.
- A valid driver’s license and reliable transportation.
- Competitive hourly wage based on experience.
