Sentry Management, Inc. is seeking a top-notch professional Maintenance Manager with a positive and "can do" attitude to work at one of our Associations in Brevard County.

This position would require live on property and apartment is included in compensation and benefits.

The duties and requirements listed below include but are not limited to the knowledge, skill, and/or ability required. Role involves some lifting/carrying.

Hard Skills

  • Skills and knowledge to diagnose and address building maintenance issues, including:
  • Plumbing – like multi-floor leaks and clogs [Certification a plus]
  • Electrical – like replacing fixtures, switches, and outlets [Certification a plus]
  • Carpentry – like basic repairs, including drywall
  • HVAC – like freon leaks, failures, and thermostat issues
  • Irrigation – like adjusting controllers and replacing sprinkler heads
  • Swimming Pool Servicing [Certification a plus]
  • Knowledge of general maintenance requirements (documentation, safety, required reporting, permits, regulations, etc.)
  • Familiarity with all rules and regulations of the Association governing documents.

Soft Skills

  • Self-motivation – Must be a self-starter who can multi-task effectively
  • Communication - Proficiently understand instructions and exchange information – written, verbal and digital. Ability to speak and understand English.
  • Ability to work independently and at the direction of the supervisor.
  • Problem-solving - Sound judgment and initiative in determining the appropriate action in routine and non-routine matters.
  • Organizational and time management skills, attention to detail
  • Administrative skills - ordering supplies, handling records, and scheduling maintenance

Physical Skills

  • Physical strength and dexterity to lift 50 lbs
  • Stamina to work long hours, sometimes in hot or cold conditions

Responsibilities

Including, but not limited to the following tasks to be completed on a regular basis, or as assigned:

Daily

  • Make necessary repairs as assigned
  • Report all observed maintenance, landscape, safety or security issues
  • Assist residents and vendors will access issues, elevator padding, proper parking,
  • Notify Community Manager and/or Board of rules violations – hours, access, work locations, parking, etc
  • Keep maintenance and trash areas clean and orderly

As Needed

  • Inspect/diagnose issues – plumbing, HVAC, electrical, irrigation, etc
  • Pressure washing
  • Painting
  • Repairs

RESTRICTIONS/LIMITATIONS

Normal Hours

Maintenance shall work 40 hours per week, Monday through Friday, as approved by the Board of Directors.

Reporting

Maintenance shall report directly to the Community Manager and Board member assigned to maintenance. Maintenance shall not take direction from any other entity and shall direct owners to report issues and/or work orders directly to the Community Manager.
