The HVAC Field Supervisor is primarily responsible for assisting with the overall operation of the HVAC maintenance either the service call functions and preventive maintenance program or the Change of Occupancy Maintenance (COM) teams. Perform the oversight of HVAC General Maintenance Associates, Technicians and/or specialists. Responsible for ensuring the team members in the field complete COM and service request work in accordance with time and quality expectations. Ensure compliance with safety standards and building codes, maintain the efficiency and reliability of all HVAC-related equipment.

Primary Responsibilities:

  • Day to day oversight of HVAC and PMI maintenance team members: Maintain a close and highly responsive relationship to the day-to-day activities of the HVAC technicians, subcontractors, and residential service coordinators to facilitate the service and COM requirements for the location assigned. Adjust technician’s schedules as needed to complete all work requests in a timely manner. Develop and support technicians. Assist in the coordination of technician training, truck stock inventories, vacation planning, and company meetings.
  • May be responsible for duties of Maintenance Technicians, Service Order Coordinators, and other Field Supervisors in their absence or as required.
  • Quality Control Activities and Subcontractor verification: Perform Quality Control checks for service request process for technician and subcontracted work to ensure time and quality expectations are met.   • Service Order Coordination or COM Coordination: Service Order Coordination includes investigation resident complaints and resolve when possible and coordinating subcontractor work and schedule specialty work to be performed outside of the normal appointment system. COM Coordination includes scope and identify tasks required for COM including estimating time and cost to complete repairs, coordinating contractor work.
  • Performance Evaluation: Conduct performance reviews and provide constructive feedback.
  • Customer service: Respond to HVAC related inquiries and complaints from residents and management promptly and professionally. Ensure high levels of customer satisfaction through quality service and effective communication.
  • Inventory and budget management: Manage inventory of HVAC equipment, parts, and supplies. Order and purchase necessary materials while adhering to budget constraints. Track and report on expenditures related to HVAC projects and maintenance.
  • Technical expertise and Training: Stay updated on the latest HVAC technologies, techniques, and industry best practices. Provide ongoing training and professional development opportunities for the HVAC team.
  • Emergency response: Be available for on-call duty to respond to urgent and emergencies out of regular working hours. Coordinate emergency repairs to minimize downtime and inconvenience to residents.

Position Requirements:

  • High School diploma or GED required; vocational or technical training preferred
  • Electric, HVAC and appliance certification preferred.
  • Valid HVAC certification.
  • 3 -5 years previous work-related experience
  • 1-year previous supervisory experience preferred
  • Must have a current vehicle license in good standing and meet the driving records standards outlined in the Company Safe Vehicular Operations Policy
  • Must be able to comprehend and converse in English to communicate effectively with organization staff, clients and families
  • Able to communicate clearly and effectively in writing with internal and external customers
  • Able to demonstrate full working knowledge of standard concepts, practices, procedures and policies with the ability to use in varied situations
  • Able to work collaboratively in small teams to improve the operations of immediate work group
  • Provide a high level of customer service and staff training to meet customer service standards and expectations. Resolves service issues in the area(s) of responsibility in a timely and respectful manner.
