Position Overview:
We are seeking a highly motivated and experienced Property Manager to oversee the daily operations of our properties. The ideal candidate will be organized, detail-oriented, and possess excellent communication and leadership skills. This role requires the ability to manage multiple tasks efficiently and effectively while ensuring tenant satisfaction and property profitability.

Responsibilities:
1. **Tenant Relations:**
   - Respond promptly to tenant inquiries, concerns, and requests.
   - Conduct property tours for prospective tenants.
   - Manage lease agreements, including renewals, terminations, and rent collection.
   - Address tenant complaints and resolve conflicts in a timely manner.

2. **Property Maintenance:**
   - Supervise maintenance staff and contractors to ensure timely completion of repairs and maintenance tasks.
   - Conduct regular property inspections to identify maintenance needs and ensure compliance with safety and cleanliness standards.
   - Develop and implement preventative maintenance plans to preserve property condition and value.

3. **Financial Management:**
   - Prepare and manage property budgets, including operating expenses and capital expenditures.
   - Monitor rent payments, expenses, and delinquencies.
   - Review and approve invoices and expense reports.
   - Maximize property revenue through effective rent pricing and expense management.

4. **Legal Compliance:**
   - Stay informed about local, state, and federal housing laws and regulations.
   - Ensure property compliance with fair housing laws and ADA requirements.
   - Oversee eviction proceedings and lease enforcement actions when necessary.

5. **Marketing and Leasing:**
   - Develop and implement marketing strategies to attract and retain tenants.
   - Advertise vacancies through various channels, including online listings, signage, and social media.
   - Conduct market research and analysis to determine rent rates and leasing trends.

6. **Administrative Tasks:**
   - Maintain accurate records of property operations, including tenant files, maintenance logs, and financial documents.
   - Prepare regular reports on property performance for management review.
   - Coordinate with administrative staff to ensure efficient office operations.

Qualifications:

- Proven experience as a Property Manager or similar role.
- Knowledge of property management software (e.g., Yardi, AppFolio) and Microsoft Office Suite.
- Excellent communication, negotiation, and interpersonal skills.
