POSITION SUMMARY:
The Director of Arrears Collections will have oversight of the tenant collections process that involves multiple departments. The overall goal of collecting on billed amounts will be achieved through tenant outreach, oversight of documented collection process across departments, proposing settlement agreements and pursuing legal action when necessary. This position has no direct reports.
ACCOUNTABILITIES AND OUTCOMES:
Ensuring that all delinquent arrears are addressed in a timely manner with coordination of multiple departments. Leadership role will provide oversight internally on process and externally on tenant outreach.
TASKS AND RESPONSIBILITIES:
- Pursue payment collection on overdue accounts.
- Ability to design and oversee compliance with collection policies, various state and federal laws, rules, and regulations governing credit and collections.
- Resolving overdue charges with retail tenants responsible for them.
- Coordination with internal and external legal resources as needed.
- Providing Asset Management and Accounting with recommendations on settlement amounts when warranted.
- Active participation in monthly multi-department reviews detailing property operating and financial performance.
- Understanding the company's private equity structure and framework relating to oversight of investments and how that affects collections strategy.
- Perform other duties as assigned
KNOWLEDGE, SKILLS AND REQUIREMENTS:
- Bachelor's degree in management, business or related field; proven industry knowledge acceptable in lieu of degree
- Minimum 3-5 years prior collections experience in a retail real estate background
- Understanding and interpreting retail commercial lease clauses.
- Knowledge and experience in MRI and Datex platforms
- Excellent written and verbal communication skills as you'll be interacting with tenants regularly.
- Also have excellent analytical skills to understand billing requirements as dictated in tenant leases.
- Demonstrated knowledge of legal concepts in the contest of lease administration
- Strong data analysis and presentation skills
- Demonstrated ability to manage multiple priorities and deadlines.
- Proficient in Microsoft 365 suite and industry related software programs
- EST / CST availability required
WORK ENVIRONMENT:
Includes a typical office or home-based office environment, with minimal exposure to excessive noise or adverse environmental issues.
PHYSICAL REQUIREMENTS:
Ability to sit for prolonged periods of time.
