Foxdale is regarded as a premier healthcare facility both locally and nationally and has been voted "Best Retirement Community in State College, PA" now for 9 years consecutively. Foxdale Village includes 57 apartments and 148 cottages and offers a range of health services with 46 beds in skilled nursing for short and long-term care, two memory care neighborhoods, and 55 beds in personal care, all with private accommodations. We currently have an opportunity for a Director of Environmental Services to join our team.


Director of Environmental Serivces Job Summary:

Oversee the operations of all aspects of the environmental services departments. This includes the maintenance, grounds, security, transportation and housekeeping/laundry functions consistent with good management and applicable regulations and policies. As a working director, this position participates as a member of the department head team. This position reports directly to the Chief Executive Officer.


This position is expected to work at least forty (40) hours a week, is required to be available for meeting with employees working various shifts, and to respond to urgent and/or emergency situations as they arise within the designated areas of oversight. This is a non-remote position that requires reliable attendance on-site.


Essential Job Duties include:

  • Plan, organize and direct the activities of the Environmental Services department. Supervise, hire, train, coach and develop employees. Facilitate collaboration and growth with department staff and foster a continuous improvement philosophy for the department. Develop departmental succession plans and training plans.
  • Facilitate regular supervision meetings with direct report staff such as the housekeeping manager, maintenance team leader, and department administrative assistant.
  • Assign work, create work schedules and evaluate and monitor staff performance. Counsel and administer discipline as necessary and complete related documentation. Treat staff equitably and promote a safe and harmonious workplace.
  • Develop work standards, procedures, and programs for efficient operations. Develop and implement preventative maintenance program. Audit work to ensure timely completion and proper execution of tasks in coordination with the Maintenance Team Leader.
  • Ensure a safe environment for Foxdale Village staff, residents and guests. Work with the Compliance and Risk Manager to develop and maintain adequate emergency preparedness procedures, and safety-related procedures. Serve on the Employee Safety Committee.
  • Provides assistance to the Compliance and Risk Manager, assure compliance with appropriate federal, state, local, Life Safey, and OSHA regulations/guidelines as needed. Serve as primary facilities management contact to groups such as Department of Health, Department of Human Services, and other related licensing or certification authorities.
  • Ensure timely response to work orders and/or complaints and concerns. Assist with the assignment of work orders as needed. Establish, promote and ensure respectful and courteous customer service practices. Ensure staff has adequate training, knowledge, and tools required to perform tasks that achieve high levels of resident satisfaction. Monitor departmental productivity and quality of work completed to achieve high levels of customer satisfaction.
  • Work closely and effectively with other departments to assure that facility needs are handled in a coordinated manner.
  • Working with the environmental services team, provide information to support development of the environmental services program budgets. Participate in the development of the budgets with the Chief Executive Officer, Chief Financial Officer, and the Controller. This position shall also monitor cost of outside vendors and contractors to ensure budget parameters are met and promptly report anticipated or actual cost overages inconsistent with budget parameters.
  • Assist in the completion of complex work orders. Invite participation of department staff or invite staff collaboration in the resolution of the work.
  • Assess infrastructure and capital equipment replacement and repair needs. Works with the Controller to update equipment and building depreciation schedule; project needs for replacement and repairs. Maintain a 5-year Capital Replacement Plan that is updated annually.
  • Develop skills-based training plans and execute the plans with staff to minimize skill gaps and facilitate succession planning for the environmental services department.
  • Oversee maintenance of industrial and residential kitchen and laundry equipment.
  • Oversee maintenance of the therapy pool to ensure compliance with established standards and regulations.
  • Oversee construction and remodeling projects. Ensure contractors and sub-contractors are licensed, bonded, and have workers compensation insurance with current copies on file with Foxdale.
  • Work closely with marketing department. Oversee resident moves, turnovers, and ten-year upgrades.
  • Participate as assigned in ad hoc or standing committees. Participate in organizational strategic planning.



Requirements:

Minimum Qualifications:


Education:

Associate’s degree in field related to facilities management or equivalent combination of education and experience.


Experience:

Five years of work experience in building maintenance or related area. Three years of supervisory experience in a maintenance position. Two years of project management experience in a related field. Three years HVAC experience. Experience with maintenance practices related to a healthcare environment is preferred.


Skills:

Proficient knowledge and use of carpentry, plumbing, electrical, water source heat pump and air to air heat pumps, and ventilation systems. Proficient computer skills in Microsoft word, excel, and outlook. Comfortable utilizing on-line work order system. Strong interpersonal and communication skills. Excellent project and time management skills.

Must possess a working knowledge of single and three phase electrical systems.


Licensure/Certification:

Must possess and maintain a valid PA Driver’s License and satisfactory driving record.

EPA certification for refrigeration required or must be obtained within six months of hire.

Pool certification required or willing to obtain this certification within six months of hire.
