Maintenance DIrector

SUMMARY: The Director of Maintenance oversees all aspects of Bear Country, Inc.’s areas: Jellystone Park-Caledonia, Bear Paw Adventure Park, and 7-Mile Office Building in accordance with the Company mission statement to “Make Memories Worth Repeating”, including maximization of guest satisfaction, financial performance, and staff development within established quality standards.

ESSENTIAL DUTIES and RESPONSIBILITIES of the BPB MANAGER:

The Director of Maintenance will have a solid understanding of plumbing and electrical systems as well as carpentry, HVAC, and other crafts. They will be well-versed in all maintenance process and health and safety regulations. The ideal candidate will also have aptitude in managing and/or undertaking administrative tasks such as running the property work order management system, reporting, budgeting, etc. Position duties include, but are not limited to, the following:

• Collaborates with finance team on preparing monthly and annual maintenance budgets for capital projects, expenses and labor.
• Monitors and manages costs within the budget and quickly communicates issues that might result in a need for additional funding finance team.
• Identifies current and future maintenance needs and manages resources to meet those needs.
• Makes sure that the department meets legal and OSHA requirements in conjunction with Security/Safety team.
• Oversees the planning and development of capital projects and guides the execution of capital projects
• Oversees, reviews and/or approves specified vendor proposals/bids
• Oversees, develops and implements a preventive maintenance program to make sure facilities are kept in optima working condition.
• Oversees and monitors workload management system, Limble (delegating work orders electronically to correct staff/department)
• Oversees inspections of the buildings, cabins, amenities and the overall property to identify and resolve issues
• Provides regular reports to top management on status of property, current and future needs and opportunities for improvements.
• Provides leadership, guidance and development to all maintenance personnel
• Makes sure that the maintenance team is properly staffed (with qualified maintenance staff)
• Other duties as assigned

SUPERVISORY RESPONSIBILITIES: Typically, directly supervises 5 to 15 associates. Direct reports include Facilities Manager, Special Projects Manager, Grounds Manager, and Maintenance management. Carries out supervisory responsibilities in accordance with the Company’s policies, training programs, and applicable laws.

Responsibilities include overseeing schedules, timecards/payroll, and training; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

PHYSICAL DEMANDS: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to stand; walk; use hands to handle, or feel; reach with hands and arms; stoop, kneel, crouch, or crawl; and talk or hear. The employee must regularly lift and/or move up to 10 pounds and frequently lift and/or move up to 25 pounds. The employee must be able to see differences in widths and lengths of lines such as those on graphs.
