Forrester is looking for a highly skilled Superintendent to take the lead in the overall safety, schedule management, field operations, and subcontractor management of our projects. We are looking for professionals who have the experience to work on a diversity of commercial projects, know how to successfully manage subcontractors, build relationships, and grow strong teams. The Superintendent is directly responsible for setup and management of the daily activities of an assigned project resulting in an on time, profitable completion that is of award winning caliber. The Superintendent has the primary responsibility for safety on the project. Success is defined as zero safety incidents, client referrals resulting in repeat business opportunities, projects completed on schedule, a project gross margin which meets or exceeds ETO target.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Technical

  • Schedule Management: Capable of creating a schedule using drawings and understanding of relationships and logic of building. Actively use schedule and supervise others in using the schedule to plan and manage the job to meet expected project outcomes. Responsible for all facets of project team performance in regards to schedule on all projects to which assigned.
  • Contracts, Legal and Risk Management: Draft and prepare standard owner contracts with input from Business Unit and legal. Appropriately resolves contract conflicts through ethical dispute resolution that result in meeting expected project outcomes.
  • External Relationships: Build and manage long-term relationships with owners, architects, subcontractors, and others. Appropriately intervene in client relationships for resolution to project issues. Model customer focus, demonstrate to others that adding value to customers is a priority, and consider the long-term needs of the customer when making decisions.
  • Project Management: Manage the risk of the project by providing oversight on all aspects of project management. Coach and mentor Team Members on advanced use of project management.
  • Subcontractor Management: Establish relationship with all primary subcontractor senior managers to ensure effective cooperation and timely execution of work. Respond with urgency for problem resolution on all subcontractor issues. Mentor and coach all Operations Team Members on the importance of subcontractor relationships and prompt payment. Hold self-accountable for subcontractor relationships on all jobs under direction.
  • Safety Management: Engage the project team and subcontractors in proactive safety management, effectively conveys the organizational philosophy of safety and the organizational impact of poor safety practices. Works with Director of Safety to investigate and analyze accidents, incidents and near miss to find trends and develop effective prevention. Leads by example, wearing appropriate safety gear, participates in safety meetings, and safety discussions in meetings. Follows safety accident reporting process for all accidents, incidents, property damage, and subcontractor injuries.
  • Financial Management: Accountable for the financial acumen of all Team Members assigned to their project teams. Establish stretch financial goals through the ETO process for all projects. Effectively negotiate major financial issues with owners and subcontractors. Develops strategic business plans as part of Business Unit Group process. Identifies and evaluates means and methods for improving margin and achieving financial targets.
  • Project Development: Actively participates in Client Development at appropriate levels. Able to independently initiate and conduct client entertainment. Arranges, coordinates and leads client introductions and presentations. Effectively participates and lead in proposal, presentation prep and interview process. Develops and leads closing strategy to secure new business. Identifies and cultivates relationships with key target clients. Maintains a leadership role in relevant trade association.
  • Pre-Construction, Estimating and Purchasing: Gain an early understanding of a project and effectively apply the details to the budget process. Acts as the liaison between client, pre- construction and operations to ensure success. Actively participate in all phases of budgeting process to ensure accuracy. Provide scheduling and constructability input into the budget process. Strategize job logistics, budget and other specifics to maximize project profitability. Interface with subcontractors to identify edges and angles that help produce wins. Successfully close deals with subcontractors.

Leadership and Management

  • Strategy: Develops strategic business plans in alignment with Forrester Strategic Plan. Inspires a sense of purpose and strategic direction in others. Manages Team Members through practical application of Forrester’s values, mission and Strategic Plan, producing desired outcomes for teams. Keeps abreast of changes in the external environment. Defines and delegates the critical issues when dealing with complex situations.
  • Execution: Effectively organizes Team Members and workflow. Understands and coordinates appropriate resources to ensure desired outcomes are achieved. Utilizes scorecards, reports and other communication to track, publicize and continually improve team performance.
  • Talent Management: Recruits, attracts and selects the right people to achieve Forrester's performance standards. Continuously fosters career development for all Team Members, including written Career Development Plans and progress meetings. Motivates Team Members for top performance through individual and group feedback, coaching and mentoring. Actively enforces the use of Forrester’s Corrective Action procedure to take action on performance issues.
  • Impact and Influence: Understands the role of all business functions at Forrester. Works across the groups and functions to ensure that company priorities are achieved. Helps others effectively manage the stresses and demands of their positions.
  • Communication: Confidently presents messages in a clear and articulate manner. Communicates effectively whether in a variety of settings and across groups and functions. Ensures that all stakeholders are kept informed of changes or other relevant information. Translates problems or issues into possible remedies or other recommendations. Inspires others to take action. Keeps abreast of relevant information necessary to add value in meetings.

ESSENTIAL SKILLS AND QUALIFICATIONS

  • Possesses a thorough knowledge of the commercial construction process, including each construction trade and the related company policy and procedures.
  • Ability to multi-task and establish priorities.
  • Computer literate and proficient in word processing, spreadsheet, scheduling and project management software.
  • Ability to create, update and manage construction schedules.
  • Must pass background screening and drug test.
  • A valid drivers license and car, as well as acceptable driving record in accordance with Forrester’s fleet and vehicle requirements.

Language Skills

  • Ability to read and interpret financial reports, project documents and architectural plans
  • Ability to write basic reports and business correspondence.
  • Ability to respond to inquiries or complaints from clients, regulatory agencies or members of the business or general community at large.
  • Ability to effectively present information and respond to questions.

Mathematical Skills

  • Ability to apply mathematical operations to such tasks as structural analysis of building systems or to budget analysis.

Reasoning Ability

  • Ability to deal with non-verbal symbolism (formulas, scientific equations and graphs).

EDUCATION AND EXPERIENCE

The candidate must possess the following education/experience

  • Bachelor’s Degree in Engineering, Construction Management or related field and/or equivalent work experience
  • 5+ years of progressively responsible field operations experience in a general contracting environment, including, at a minimum, verifiable experience managing projects over $5M. Experience with similar project and market type or projects of a larger size may be required for some positions.
  • Consideration may be given to candidates with at least 7 years of similar experience in construction management, estimating or other construction trades
  • CPR/First Aid and OSHA certifications within first 90 days of employment. While not required, Maryland Environmental Green Card, EM-385, Hour, CQM, ASHE, LEEDS, Professional Engineer, and other industry related credentials are a plus.
