We are seeking a Manager/Director of the Spring House and future amenities at Kiawah River, Kiawah River , with experience in the food and beverage industry. The Spring House features two pools, an outdoor spa, pool bar, full commercial kitchen, casual dining outlet, event space, conference room, and a state-of-the-art fitness facility with locker rooms and saunas—all overlooking the scenic Kiawah River. Since its opening in 2021, the Spring House has welcomed many homeowners, guests, and prospects, and has hosted a number of family gatherings, corporate meetings and retreats, and special events to include weddings, rehearsal dinners and other celebrations. The Spring House is contiguous to The Dunlin (aubergeresorts.com/the-dunlin) scheduled to open August 1st, 2024. Guests of The Dunlin will utilize The Spring House along with Kiawah River residents.


This role’s responsibilities center around the facility’s daily operations, providing a hospitable and pristine environment, in addition to meeting all financial and budget goals. This role is instrumental in ensuring the highest level of guest service and guest experience of a multi-faceted operation that serves the community’s rapidly growing resident population, their guests, renters, and future hotel guests.


Kiawah River is a fairly new waterfront community, located on Johns Island, that embraces the Lowcountry sea islands life and is centered on outdoor pursuits with 20 miles of shoreline and 2,000 acres of picturesque land, including multiple working farms, a goat dairy, and a Community Support Agriculture (CSA) program. The community vision combines residential, retail and hospitality offerings along with 1,000+ homesites, hotel, retail, event hall, and other amenities. The Spring House is the first amenity completed and functions as the cornerstone of the community. Kiawah River is located right off of Betsy Kerrison Parkway, near the River Road intersection and 2.5 miles before you reach the Kiawah-Seabrook roundabout.

Essential Functions:

  • Manage Food & beverage operation along with all other facility functions whether they relate to dining, fitness, pool, maintenance, grounds, etc.
  • Recruitment, onboarding, scheduling, and continued coaching of team members.
  • Provide support and insight on ongoing development, growth, and daily operations. Develop interesting ways of promoting facility functions.
  • Work with culinary team on menu development and plating standards for daily meals and special events.
  • Maintain annual budget for facility operations and provide insight on budgetary needs and financial goals.
  • Oversee the safety and maintenance needs of the fitness and pool equipment, conference space and event space, safety training, and necessary certifications for facility and staffing.
  • Manage fitness trainer schedules, amenity event reservations, vendor scheduling, etc.
  • Primary duty is management and leadership but also a team mentality with willingness to step in, assist at peak times, and set an example for other essential roles, including Server, Host, Wait Staff, Bartender, etc.
  • Attends and participates in leadership meetings.
  • Implements and supports all community initiatives and programs as requested by management.
  • Ensures exemplary service and adherence to company policies and procedures.
  • Maintains knowledge of similar operations and industry trends.

Requirements and skills:

  • College degree preferred but not required. Minimum of 5 years’ experience in hospitality, food and beverage, service operations, or related field.
  • Experience in resolving customer issues and complaints and takes pride in demonstrating excellent customer service skills.
  • Proficient in computer software including Microsoft Word and Excel. POS experience preferred.
  • Effective time management, organization, and prioritization skills.
  • Proven ability to build and foster a team environment.
  • Ability to make decisions in a fast-paced environment.
  • Must be of legal age to serve alcoholic beverages.
  • Confident and eloquent in verbal and written communication with customers, vendors, and fellow team members
  • Flexible and adaptable to a rapidly growing community with constant development activity and evolving needs.
  • Ability to work with all personality types even in adverse situations.
  • Ability to prioritize, anticipate situations, and take quick action.
  • Ability to manage multiple projects and recommend/implement effective solutions.
  • Excellent problem-solving/decision-making skills.
  • Ability to work independently and proactively in a fast-paced environment.

Mental & Physical Requirements:

  • Ability to lift at 25 – 50 pounds, with assistance when necessary
  • While performing the duties of the job, the employee may be required to walk or stand for long periods of time
  • Must be able to bend, climb, balance, reach, stoop, kneel, crouch or crawl without hindrance
  • While performing this job, employee will be exposed to sunlight, heat, wet and/or humid conditions
  • Maintains a professional appearance appropriate to position and as per company policy
  • Ability to climb on step stool or ladder in order to complete elements of the job or facilitate maintenance issues
