Job: Floating Leasing Consultant is responsible for effectively implementing the leasing and marketing program, to promote the positive image of the apartment community and to assist management with resident programs and retention in conjunction with the Community Manager and Assistant Community Manager.

Essential Duties and Responsibilities:
Floating Leasing Consultant duties and responsibilities may include but are not limited to:
- Manage all aspects of leasing apartments, including greeting prospective residents, touring communities, closing sales, processing applications, and completing lease paperwork.
- Qualify prospects and professionally market the apartments.
- Show model apartments and educate prospects on our offerings, knowing the property, competitive market, and general market area.
- Handle all paperwork related to applications and lease signings.
- Set up accurate move-in files and resident information.
- Manage financial transactions through proper channels.
- Prepare daily and weekly reports for the Community Manager.
- Maintain the appearance and condition of market-ready units, clubhouse, leasing office, and overall property.
- Report issues to the Community or Assistant Community Manager for immediate resolution.
- Execute leasing, telephone, and sales techniques effectively.
- Perform off-site marketing visits as directed.
- Design and implement an outreach program with the Community Manager for prospecting and networking.
- Track corporate prospects and follow up regularly.
- Manage daily workflow in Entrata.
- Follow up on guest cards and lease renewals regularly.
- Input all marketing traffic data and follow up on work orders.
- Visit local comparable properties and engage with their staff.
- Review daily pricing and exceptions in LRO.
- Maintain monthly compliance with Grace Hill.
- Update the Renewal Spreadsheet and manage daily pricing in LRO.
- Assist in planning resident events.
- Perform building and quarterly inspections as assigned.
- Maintain a neat, clean, and professional appearance, and uphold a professional attitude and work habits.
Qualifications:
- Must be proficient in both English and Spanish
- Previous leasing experience required.
- High school diploma or equivalent.
- Valid Driver’s License.
- Reliable transportation.
- Strong communication skills, both written and verbal.
- Ability to lift, carry, climb, step, kneel, work outdoors, and provide weekend and overtime coverage as needed.
- Proficiency in reading, writing, performing calculations, communicating, reasoning, analyzing, and decision-making under pressure.
