Requirements:
- Possess and maintain a clean criminal background
- Knowledge and ability to inspect and repair basic plumbing, electrical, and appliance items.
- Ability to organize, plan, and execute daily tasks based on business needs
- Capable of making immediate, as well as planned, decisions and projections to ensure tasks are completed timely and prioritized accordingly
- Maintain a valid Driver's License, and use a registered, insured vehicle
- Possess and maintain a reliable vehicle that may be used for company use
- Work efficiently and effectively without jeopardizing attention to detail
- Possess a smartphone & have the ability to use it for emails, text messages, etc.
- Motivated with a positive attitude and the ability to work in a fast-paced environment with adaptability to change.
Scope of Work:
- Proficiency in Property Management Software, AppFolio preferred, but not required
- Enter new and update existing work orders
- Run, review, and analyze progress reports to ensure efficiency, timeliness, and sufficient quantity is being achieved.
- Accurately enter completed work orders at the end of each business day including notes for incomplete items that were assigned.
- Coordinate and assign daily tasks for each Maintenance Tech based on urgency and order for which it was received
- Oversee recurring items are completed including, but not limited to, the oversight of all commercial and residential properties' cleanliness
- Quality Assurance: Inspect completed work orders for accuracy, quality, and completeness.
- Time cards: Oversee the accuracy and completeness of the maintenance department's time cards. Oversee PTO requests and report them to the direct supervisor
- Email Communications: Must be responsive to emails & communicate timely to appropriate staff even after hours when necessary.
- Housing Inspections: oversee items necessary to pass housing inspections and coordinate re-inspections with the appropriate areas.
- Inventory: Maintain an organized and accurate inventory system with an emphasis on standardizing commonly used supplies and materials.
- Works with on-site Office Manager to meet the needs of the facility.
- Contribute to "hands-on" efforts of work orders based on business needs
- Handle tenant complaints/matters when the issue is beyond the Office Manager's scope.
- Monitor all material expenditures including but not limited to Home Depot, Lowe's & Sears.
- Assisting the Project Manager in managing capital improvement projects when applicable.
- Initiating, overseeing and verifying maintenance and other projects including but not limited to unit turnovers and alarm/fire systems.
- Conduct staff meetings as needed to communicate various topics including but not limited to policy changes, procedures, and overall maintenance topics.
- Handle employee disciplinary actions when necessary
- Hire and fire staff accordingly
- Develop and maintain a relationship with vendors and negotiate pricing.
- Updates job knowledge by participating in educational opportunities.
- Monitoring and overseeing overtime
- Oversee company vehicle concerning its proper use, inventory, and repair and maintenance
- Other duties as assigned based on business needs.
Physical Demands:
Must be able to move and lift up to 50 pounds frequently, climb and work on ladders, work with arms raised over head, stand/walk for long periods of time. Continually required to utilize hand and finger dexterity, climb, balance, bend, stoop, kneel or crawl.
