SUMMARY: Performs technical and mechanical work that ensures all components of the inside and external building and grounds are maintained in working order and meet Crittenton’s standards for cleanliness, appearance, safety, and overall functionality.

 

REPORTS TO: Director of Human Resources

 

STATUS: Full-time, non-exempt

 

PAY RANGE: *$27.05 per hour during 32-hour workweek trial

The Facility Maintenance Technician will proactively seek and identify issues related to the maintenance and appearance of the building and grounds and perform all necessary work to maintain or repair issues found. This position will communicate heavily with our staff to receive information on needed repairs. We work in a unique and special environment, home to girls and women who may have substance use or mental health needs and many who are survivors of human sexual trafficking or who have experienced other forms of trauma. The ability to be sensitive to our resident’s circumstances and needs is critical. The ideal candidate will possess the technical skills necessary to diagnose and perform a wide range of building and grounds maintenance including carpentry, electrical, plumbing, drywall, and landscaping, and will have excellent customer service and communication skills.

Specific Duties and Responsibilities:

  • Proactively identifies maintenance issues and completes work orders in a timely manner; perform and complete weekly building inspection form and submit to Director of Human Resources
  • Performs routine upkeep on the building by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
  • Performs basic carpentry, general home repairs, minor repairs such as painting, repairing drywall, installation of light fixtures, changing locks, light grounds pick-up, etc.
  • Oversees and completes the “make-ready” process to prepare vacant resident rooms for new admissions by completing the room inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
  • Develops standards for the cleanliness and overall appearance of the community’s grounds, building exteriors, interiors, signage, central garbage area, parking lots, and other buildings and common areas to ensure that they reflect and represent the high quality of Crittenton’s standards.
  • Regularly inspects work performed by janitorial service provider and reports findings to the Director of HR.
  • Inspects work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required.
  • Maintains adequate inventory of spare parts and maintenance materials and works with Director of HR to order supplies and tools as needed to stay within budgetary guidelines.
  • Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
  • Supports cost-cutting and expense control programs by fixing rather than replacing parts, when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
  • Participates in Safety Committee meetings, ensures all MSDS sheets are current and readily accessible, and keeps up to date on all OSHA and other safety related laws and requirements to ensure agency compliance.
  • Demonstrates customer service skills by treating residents and staff with respect, answering questions from team and residents, responding sensitively to complaints about maintenance services, and assigned work orders with efficiency and urgency.
  • Responsible for management, maintenance, and cleanliness of all agency vehicles.
  • Responsible for emergency/disaster/inclement weather preparation.
  • Install appliances or troubleshooting repairs of appliances.

Qualifications:

  • At least three to four years of experience in residential or apartment maintenance or handyman services.
  • Ability to follow standardized work and adhere to safe work practices.
  • Able to lift 50 pounds independently and walk, bend, stand, lift.
  • Strong knowledge and experience in electrical, plumbing, minor drywall repair, general carpentry, painting, appliance maintenance; HVAC certification strongly preferred.
  • Great track record of customer service and problem-solving.
  • Valid driver's license and reliable transportation.
  • Available to work flexible schedule to accommodate after hours vendors.
  • Must be reliable, punctual and dependable.
  • An understanding of basic computer programs, including Microsoft Word, Excel, and Outlook.
