A real estate investment and property management firm in Lakeland, FL, is seeking a Property Maintenance Associate to join their team. In this role, you will be responsible for completing property inspections, maintenance checks, and community compliance monitoring. This role acts as the eyes and ears of the property management team in the field, providing timely updates and reports that contribute to the effective management of property assets.

What You’ll Be Doing

  • Assists the Property Manager with baseline inspections for new properties
  • Operates company vehicle to and from company properties
  • Utilizes company iPad to complete in-field documentation and reports as required
  • Documents property conditions thoroughly and promptly report any issues
  • Ensures properties meet company standards before tenant move-ins
  • Removes marketing signs from properties post-rental and post notices as needed
  • Conducts vacancy checks and performs community compliance inspections
  • Completes inspection reports using designated software for review by APM and PM
  • Identifies maintenance needs and safety concerns during inspections or drive-bys
  • Reports maintenance issues promptly to the APM and PM to prevent escalations
  • Conducts regular walkthroughs of buildings and common areas
  • Ensures cleanliness and safety standards are maintained
  • Manages and report violations to ensure timely resolution
  • Performs detailed move-out inspections after tenant vacancies
  • Conducts quality control inspections before and after maintenance projects
  • Carries out periodic and drive-by exterior inspections for ongoing property maintenance
  • Fosters teamwork and collaboration with the internal team
  • Contributes to property management and maintenance metrics
  • Provides regular reports on field activities to measure effectiveness and identify improvements
  • Completes routine maintenance on properties as needed


Who We’re Looking For

  • A valid driver’s license with a clean motor vehicle record and personal auto insurance, required
  • Must be computer literate, information and reports will be input electronically
  • Ability to perform general maintenance, prior experience with hand tools
  • Excellent verbal and written communication skills are essential. Capable of drafting clear and professional reports, correspondence, and documentation and effectively communicating with tenants, owners, and team members
  • Must possess outstanding organizational abilities and excellent time-management skills. Should be adept at prioritizing tasks, managing multiple projects simultaneously, and meeting deadlines
  • Strong attention to detail is critical for ensuring accuracy in inspections and field management
  • Ability to work independently with minimal supervision, demonstrating initiative and the capacity to make informed decisions based on property management best practices
  • Approachable and capable of creating a positive environment for tenants and staff


What You Can Expect

  • $15.00 – $18.00/hr, based on experience
  • Monday – Friday, 8:00am – 5:00pm
  • This is an in-the-field role, daily travel required in company vehicle
