Position:

The Building Technician is responsible for ensuring the property is maintained at the highest standards, both in appearance and functionality. This role involves maintaining the building’s cleanliness and systems, ensuring tenant satisfaction, and managing property operations.

Reporting Structure:

  • This position reports directly to the Property Manager.

Responsibilities:

  • Daily Inspections: Conduct daily inspections of the building interior, exterior and grounds
  • Needs Assessment/ Reporting: Prepare property needs assessments and collaborate with the Property Manager to address identified issues. Regularly update the Property Manager on property operations and conditions.
  • Tenant Requests: Respond promptly to tenant requests, ensuring a high level of tenant satisfaction.
  • Handyman Services: Provide handyman services on a variety of work order items.
  • Maintenance Coordination: Schedule and oversee property repairs and maintenance with service providers.
  • Emergency Response: Act as an emergency responder available 24/7, conducting needs assessments and contacting the appropriate management and service providers.
  • Responsiveness: Demonstrate a high level of responsiveness, flexibility, and organization in fulfilling responsibilities.
  • Time Management: Effectively manage time and prioritize tasks.
  • Customer Service: Deliver exceptional customer service to tenants, owners, service providers, and colleagues.
  • Independent Work: Utilize initiative to work independently and efficiently.
  • Physical Requirements: This role requires climbing ladders, stairs, and accessing the roof.

Qualifications:

  • Experience: Previous experience as a facility or building technician.
  • Technical Knowledge: Strong understanding of HVAC systems and Building Management Systems (BMS).
  • Communication Skills: Strong communication skills with the ability to interact effectively with management, tenants, and vendors.
  • Physical Capability: Ability to lift and handle physical tasks as needed.
  • Proactivity: Ability to stay busy, continuously find new projects, and remain proactive.
  • Availability: Must be available on-call 24/7.
