Our Roving Maintenance Technicians are experienced in various trades and labors and leverage that experience in concert with a personal commitment to excellence in order to provide best-in-class service to the various communities we proudly serve.

Job Summary – Maintenance Technician – Level 3:
Our Level 3 Maintenance Technicians are considered “established/developed level” techs – they are experienced maintenance professionals with a demonstrated work experience in a variety of maintenance disciplines. These Maintenance professionals are capable of independently managing a wide range of tasks including highly developed skills in plumbing, electrical, carpentry, and general “handyman” duties which are utilized to execute and oversee complex repairs, installations and improvements. These skills, in concert with a proven commitment to an excellence in service, safety, and organizational value/culture alignment, enable our Level 3 Technicians to leverage their deep understanding of maintenance protocols and methodologies to enhance the longevity and functionality of facility components.

Leadership and Supervisory Responsibilities:

  • Junior Maintenance Technicians: Lead and mentor junior maintenance technicians
    • Provide guidance and training on best practices and safety protocols
    • Acts as an exemplar on company culture, values and expectations
    • Leads the skill-based development of junior Maintenance Technicians during assignment partnerships
  • Project Management: Manage and execute complex maintenance projects from inception to completion, while ensuring timely and cost-effective delivery
General Duties and Responsbilities:The following essential functions are typical for this position. Incumbents may not perform all of the listed functions and/or may be required to perform additional or different functions from those below, to address business needs and changing business practices:
  • General Maintenance
    • Level 1 – 2 Maintenance Tasks:
        • Painting
        • Lock Repair/Replacement
        • Aesthetic/Environmental Maintenance: Assembling furniture and other tasks necessary to maintain the aesthetic and functionality of the facility
        • Structural Repairs: Address structural repairs to walls, floors and ceiling to ensure a safe, visually pleasing environment
        • Preventative Maintenance: Implement preventative maintenance measures to extend the life of facility components and equipment
        • Mechanical Repairs: Assist in the upkeep and repair of appliances, such as dishwashers, range ovens, washers and dryers, hot water tanks,  refrigeration, and other mechanical systems as required
        • Inspection and Diagnosis: Inspect and identify maintenance issues, escalating complex repair needs to the Maintenance Manager
  • Project Operations Management
    • Optimization of Operations:
      • Develop and implement maintenance schedules and procedures to minimize downtime and ensure the efficient operation of all facility systems
  • Technical Skills
    • Plumbing – Developed Level:
      • Demonstrate a well-developed/advanced level of skill in plumbing maintenance, including, but not limited to, the following:
        • Install, repair, and maintain valves, water heaters, and other advanced plumbing components while ensuring compliance with all plumbing codes and standards.
        • Perform diagnostics and troubleshooting to identify and resolve complex plumbing issues
        • Execute preventative maintenance on plumbing systems to prevent malfunctions and extend the life of plumbing fixtures
    • Electrical – Developed Level:
      • Safely install and replace breakers, conduct wiring for new circuits, and perform advanced electrical system installations
      • Troubleshoot and repair complex electrical problems, ensuring systems operate safely and efficiently
      • Conduct electrical system inspections and maintenance while adhering to national electrical code and safety standards
    • Carpentry and Construction – Developed Level:
      • Install cabinets, shelving units, and other built-in fixtures with precision and attention to detail
      • Perform advanced carpentry tasks, including structural repairs and modifications, ensuring quality and durability
      • Coordinate with project teams for larger renovation projects, providing expertise in carpentry and construction
  • Service Provision and Production
    • Work Order Management: Complete daily work orders in accordance to Pan American Standards by troubleshooting breakdowns, identifying solutions, and gathering supplies. Ensure requests for service, unit turns, property assignments and unit renovations are being completed in an efficient and effective manner and according to budgetary guidelines and quality standards.
    • Time Management: Respond swiftly to maintenance requests and emergencies, providing timely and effective solutions
    • Safety: Maintain safety as the highest priority by adhering to all safety and health regulations, practices and methods throughout all assignments
    • Work Order Preparedness: Manage inventory of repair supplies and equipment, ensuring availability for all tasks
    • Proactive and Preventative Maintenance: Complete preventative maintenance routines to minimize equipment breakdowns and ensure operational efficiency and demonstrate an adequate level of attention-to-detail to identify opportunities for proactive maintenance

Minimum Requirements:
  • Related Work Experience:
    • 5+ years of hands-on experience in maintenance, with increasing responsibilities
      • 3+ years of hands on experience in plumbing, electrical, and carpentry
      • Experience monitoring and training junior technicians
  • Communication:
    • Must be able to speak, write, and understand conversational English
    • Ability to speak and hear/generally communicate effectively with team members, tenants/community members and other members of our communities/organization
  • Education and Certifications:
    • High School Diploma or Equivalent
    • HVAC Certification (preferred, but not required)
    • Advanced Technical or Vocational Training (strongly preferred)
  • Transportation, Licensure, and Vehicle Insurance: Possession of personal transportation vehicle, including a valid California driver’s license and valid proof of insurance
  • Availability: Must generally be available Monday – Friday, between the hours of 7am – 4:30pm and must maintain flexibility to be available for on-call assignments and after-hours emergencies
  • Work Authorization: Must be fully authorized to work in the United States without the requirement of employer sponsorship

Physical Requirements
