Hours:

  • M-F 12:00 P.M -8:00 P.M.
  • OT as necessary and with pre-approval from Management
  • Rotating emergency on-call hours

General Overview: The Assistant Superintendent will assist the building Superintendent in the day-to-day upkeep and monitoring of building operations. The Assistant Superintendent will also directly oversee the janitorial staff of the building and will be responsible for their performance in maintaining the building to strictly enforced standards.

The Assistant Superintendent will maintain a neat and clean appearance and will represent the building professionally with both the site staff and building residents.

Description of Duties: General

  • Perform daily walkthrough of Residential Common Areas and basement
    • Identify issues pertaining to repairs or cleanliness.
  • Day to Day Supervision of cleaning staff performance
    • Provide constructive and productive feedback to porter staff on performance
    • Assist porter staff with cleaning duties as needed.
  • Highlighting and enforcement of shortcomings in cleaning staff performance
  • Perform light-duty repairs in Common Areas throughout property as directed by Superintendent or building Management, including, but not limited to:
    • Minor spackle and wall repair
    • Paint touch-ups
    • Changing light bulbs
  • Maintain day to day log of maintenance inquiries received from residents.
  • Assist Superintendent with day-to-day repairs of Common Elements as necessary.
  • Coordinate in-unit maintenance calls/inspections as necessary and dictated by Superintendent or management.
  • Accompany Superintendent to in-unit maintenance inspections and repairs as necessary.
  • Report issues to management that require outsourcing to a third-party contractor.
  • Maintain inventory log of building and janitorial supplies, including but not limited to:
    • Cleaning products
    • Cleaning tools, i.e. mops, brooms etc.
    • General use plumbing supplies
    • General use maintenance and repair supplies
  • Submit inventory report weekly to the superintendent for re-ordering.
  • Source and order building materials and supplies as directed by Superintendent or Management
  • Rotate emergency on-call hours on a pre-established with Superintendent and monitor assigned company phone during said hours. Assistant superintendent must be available to respond to emergency matters while on call.
  • Print and post notices in the building as directed by Superintendent or Management
  • Perform Common Area inspections following residents moves for damages

 

Description of Duties: Scheduled

  • Weekly:
    • Provide staff performance feedback
    • Assist Superintendent with State of the Building Report
    • Assist Superintendent with work schedule for the upcoming
    • Test E-lights
  • Seasonal:
    • Assist and direct staff with pertinent Holiday decorations
    • Assist with both proactive and continued snow and ice management as necessary

Qualifications:

  • High School Diploma or Equivalent
  • Previous experience and/or working knowledge of:
    • Residential building operation preferred
    • Light-duty construction and finishing work
    • Basic plumbing and heating system operation
    • Basic electrical system operation
  • Valid Driver’s License or Government issued Photo ID
  • Ability to walk or stand for 4+ hours at a time
  • Ability to lift and carry 50 lbs. as needed
  • Ability to climb and work on stairs as needed
