We are currently looking for a Land Development Manager to join our Atlanta Division to help out our team South of Atlanta. In this role, you will be responsible for overseeing all aspects of land development projects, from initial planning stages to project completion. This role requires strong leadership, project management skills, and a deep understanding of land development regulations and processes.

Responsibilities:

  1. Provide field operations oversight for the delivery of homebuilding projects including the construction of the entrance monuments, lots, amenities and associated infrastructure including roads, drainage, water, sewer, landscaping and dry utilities across multiple projects.
  2. Manage Land Development budgets.
  3. Provide ongoing management of land development work to ensure finished lots are completed on-time, on-budget and to company standards.
  4. Monitor development activities on lot purchase projects and ensure compliance with the terms of purchase agreement.
  5. Complete lot acceptance check list prior to closing on lots.
  6. Inspect finished lots for completion and manage formal turn over to the Construction Team.
  7. Review and approve invoices.
  8. Assist with due diligence efforts on potential future projects.
  9. Ensure that all active construction sites comply with regulatory and safety requirements of jurisdictional agencies and company policy by enforcing OSHA safety requirements; traffic and dust control standards; and ensuring erosion control compliance.
  10. Coordinate with entitlements, civil engineers, and jurisdictional agencies.
  11. Coordinate the inspection process with site contractors and municipal/utility inspectors.
  12. Interact daily with various departments of the company, field personnel, site contractors, subcontractors, field consultants, and jurisdictional agency representatives.
  13. Update team members regarding any schedule changes.
  14. Maintain land development project files.
  15. Assist with community start-up and close out.
  16. Coordinate with third-party SWPPP & NPDES project requirements, site inspections and recommended repairs.

Qualifications/Experience:

  1. Proven experience in land development for new home construction.
  2. Bachelor's degree in Civil Engineering, Urban Planning, Real Estate development helpful.
  3. Experience in homebuilding industry with an emphasis on grading, site utility work, and roadway construction.
  4. Strong project management skills, including budgeting and scheduling.
  5. Knowledge of local, state, and federal codes associated with residential development.
  6. Ability to read and interpret civil engineering plans, plat maps and contracts.
  7. Excellent communication and interpersonal skills, with the ability to collaborate effectively with diverse stakeholders.
  8. Project estimating experience a plus.
