Job DescriptionJob Description

We are seeking a diligent and experienced Property Manager to oversee the day-to-day operations of our 550-unit apartment complex. The ideal candidate will be responsible for ensuring the property maintains high standards of occupancy, maintenance, and resident satisfaction while adhering to company policies and procedures.

Key Responsibilities:

  1. Leasing and Marketing:

    • Develop and implement effective leasing strategies to maintain maximum occupancy.
    • Conduct market analysis to determine competitive rental rates.
    • Oversee marketing efforts including online listings, advertising, and promotional events.
  2. Tenant Relations:

    • Address resident inquiries, concerns, and complaints promptly and professionally.
    • Foster positive relationships with tenants through effective communication and conflict resolution.
    • Coordinate and enforce lease agreements and property rules.
    • Oversee rent collection, and ensure low delinquency
  3. Maintenance and Operations:

    • Supervise maintenance staff and contractors to ensure timely and quality repairs.
    • Conduct regular property inspections to assess and address maintenance needs.
    • Implement preventive maintenance programs to preserve the property's condition and value.
    • Ensure vacant units are turned, and rent ready in a timely manner
  4. Compliance and Legal:

    • Ensure compliance with local, state, and federal regulations governing property management.
    • Stay informed about industry trends, best practices, and changes in legislation.
    • Manage risk by maintaining accurate records and insurance coverage.

Qualifications:

  • Minimum of 3 years of experience in property management, preferably with large apartment complexes.
  • Strong understanding of leasing, marketing, and financial principles.
  • Excellent interpersonal, communication, and negotiation skills.
  • Proficiency in property management software and Microsoft Office Suite.
  • Knowledge of Fair Housing regulations and landlord-tenant laws.
  • Ability to multitask, prioritize, and problem-solve in a fast-paced environment.
