THE ROLE: : The Director of Land Development is responsible for overseeing the division's land development area and to ensure all projects are scheduled, completed on time, on budget, and meeting all safety and jurisdictional requirements. Is a key member of the operations team providing experience and knowledge on land and works closely as a member of the feasibility team to validate the acquisition and build process to support the operations and sales teams.

DAY IN THE LIFE:

  • Responsible for the overall ownership of the horizontal construction process including site assessments, feasibility. Permitting, fencing, demolition, grading, utilities connection, purchasing and preparing and managing budgets, adhering to jurisdictional requirements, and overseeing all contractions and vendors
  • Oversee the land development department and team to deliver the requirements, objectives, and deliver the results for the area consistently and continuously improving.
  • Assist LD team in negotiating terms and specifics of purchase and sale agreements.
  • Evaluate and monitor performance of Land Development team and address where support is needed, or counseling required.
  • Oversee projects from permit approvals through horizontal construction. Responsible for schedules, contract documents, land development budgets, environmental studies, Geotechnical reports, Engineering and Architectural construction plans and permit compliance reports.
  • Oversee and review detailed cost analysis, development budgets, and development schedules for projects from project conception to closing for accountability and accuracy, and report to division management as required.
  • Oversee and support LD team to engage and manage third party consultants such as engineers, architects, planners, surveyors, geotechnical/environmental specialists to secure all necessary entitlements for project approvals.
  • Ensure the team secures all necessary utilities for projects and coordinates with all utilities providers to ensure timely delivery of services.
  • Work with local, state, and federal jurisdictions to receive necessary permits for development.
  • Support the team in managing consultants, trade partners, governmental agencies, utility providers and others to keep projects on time and budget.
  • Work with construction to ensure lots are delivered correctly to specifications. Lots delivered to construction should be as they are the client of the development department.
  • Resolve issues with agencies having jurisdiction over project and expedite and help team to keep moving forward.
  • Develop and adhere to the division’s land development schedule and budget for each project and provide regular updates to the Division President
  • Monitor budgets on each phase of development, and continually review all accounting relative to land development.
  • Perform final walks with local authorities for street, water/sewer acceptance and secure bond release.

WHAT YOU’LL NEED:

  • Bachelor’s degree in Land Development or related field
  • 7-10 years’ experience in Land Development or related field
  • Must possess a valid Driver’s License
  • Previous experience acting as a front-line people leader in Land Development or related area.
  • Previous experience setting team goals and development.
  • Has demonstrated effectiveness coaching team members on performance, capability, and career development.

The compensation range for this role is influenced by a variety of factors including but not limited to skills, experience, qualifications, and geographic location.
