Under the direction of the builder, the superintendent directs employees, subcontractors, materials suppliers, inspectors, and foremen of a specific project (or number of projects). The superintendent is the field representative of the builder. The superintendent organizes the work and various aspects of construction. This position will be the superintendent for multiple projects throughout Southern California.

Duties include but not limited to:

1. Field Supervision

  • Reads and interprets plans and specifications.
  • Evaluates means & methods of construction for cost efficiency and quality.
  • Establishes standard operation procedures based on the evaluation of means & methods of construction.
  • Establishes quality control standards and supervises their implementation.
  • Walk all projects structures and site daily to ensure company safety policy is maintained and SWPPP requirements are in place.
  • Understands basic concepts and methods used by subcontractors.
  • Solves problems and when necessary, work with other employees to complete required tasks.
  • Makes quick, accurate decisions and takes responsibility for decisions.
  • Acts as Liaison between builder and others.
  • Leads fellow employees by example.

2. Scheduling

  • Organizes contractor's work force and assigns work.
  • Coordinates, directs, and schedules the work by subcontractors.
  • Delegates responsibility to subordinates and is responsible for their performance.
  • Establishes work flow and priorities.
  • Maintains job site hours.
  • Coordinates weekend and holiday work to meet scheduling requirements.
  • Orders, inspects, and verifies quantity and quality of materials and supplies.
  • Notifies subcontractors and material suppliers far enough in advance to assure that materials are delivered and subcontractors arrive on schedule.
  • Motivates subordinates, subcontractors, and others to top performance.

3. Safety

  • Responsible for establishing and enforcing safety measures.
  • Walk all projects structures and site daily to ensure company safety policy is maintained and SWPPP requirements are in place.
  • Document progress, potential deficiencies, and potential areas of concern.

4. Change Orders

  • Consults with engineers, architects, and owners on design problems and change orders.
  • Identify changes as they occur on each project and advise Owner Representative and Project Manager for consideration.
  • Develop a plan of action to complete change related work and submit in writing to the Project Manager for consideration.

5. Reporting

  • Responsible for weekly production reports, time cards and other records.
  • Review with Project Manager vendor and subcontractor invoices for payment.
  • Develops and establishes checklists for inspections.
  • Organizes paperwork and office procedures.
  • Delivers all original documentation and report to company office.

6. Project Closeout

  • Develop punch lists and ensure punch list items are completed in a timely manner.
  • Complete project closeout checklists and return/organize field inventory items to the shop.

7. Communication

  • Communicates plans and wishes of builder to subcontractors, employees, architects, and others.
  • Maintains a high degree of integrity and loyalty toward the company.
  • Maintains a good cooperative relationship with the builder, architects, engineers, subcontractors, employees, materials suppliers, customers, and the general public.
  • Train your replacement.

 

Computer Skills:

Successful candidate should be proficient in Microsoft Windows and Office applications, specifically Outlook, Excel, and Word. Proficiency with Microsoft Project.

Education/Requirements:

  1. 10 years of commercial retail construction experience
  2. Ability to read and understand blueprints
  3. Working Knowledge of general trades: Structural Steel, Carpentry, Framing, Roofing, Drywall, Fire Sprinklers, Plumbing, HVAC, Electrical, etc....
  4. Knowledge of construction practices and procedures
  5. General knowledge of building and safety codes
  6. Basic knowledge of surveying
  7. Basic knowledge of Construction Specifications Institute codes
  8. Must have valid driver's license and a vehicle with insurance
  9. Construction Management Software, Microsoft Project, Excel, Word, Outlook.
  10. OSHA Certified
